Exotic car storage is an actual "problem", specially in cities like Miami where you have a lot of wealthy individuals and people who own second homes there. High rise condos have fewer parking spots for car collectors to store their vehicles. As it is not used as the primary vehicle, a lot of exotic cars sit collecting dust and mechanical issues due to lack of use. Storage and maintenance, all car collectors deal with this issue to some degree. And in a facility like this you wouldnt need to do any hard maintenance, just clean the car, let it run from time to time and load it into the tow truck to take it to the owner or repair shop. This is simple and adds a lot of value to owners who mostly have a busy life and just want to enjoy their cars on weekends. Homestead is not miami but its close and due to the speedway being a big attraction to car enthusiasts, i think there is an opportunity here. But the price is high, other factors would need to justify this.

As someone who used to run HR for a trucking company, a very hard part is hiring and retaining drivers, and especially good drivers, unless you set their pay, benefits, and home time well above average. Also, if they have most of their drivers as 1099, I'd be willing to bet a large amount of money that they aren't doing 1099 correctly. A ton of trucking companies set their drivers up as "owner operators" when the IRS would consider them regular employees if you were ever audited.

Had numerous dealings with these types of bussness. One business kept employees busy by rebuilding, repairing various vehicles that were not claimed . Kept busy between tows. Another one repairs heavy duty trucks in addition to maintaining their own fleet of tow trucks. Some get contracts with auto auctions and pick up business that way. Overflow business from salvage yards can be profitable also. If. Dealing with small businesses you need drivers with some amout of social skills as well. Ive seen this bury some of these businesses . 24 hour business and you,as the owner have to be on top of it, always. Not a business you can remotely own. Jmo. Love your podcast as a former owner of a auto body shop and wholesale general merchandise and flral supply business, pre internet.

If the sons competent, and just didn't position themselves in a place to take over their dad's business, maybe you could be more creative than the seller and structure an employee buy in. Our culture in North America can be to look out for oneself, and maybe the Dad just wants to retire and get the fruits of his labour's, and feels his son isn't entitled to anything. I had a business partner who wanted our shareholder agreement structured in just that way, where their child wouldn't get anything as they didn't "work for it."
