I have to say, I have looked at many U-tube videos on places to retire. All over the world because I’m 55 and need to know where I want to go. Each and every video I’ve seen have always left out important information. Such as total cost, property taxes, land ownership etc. . This is also the first time I have ever subscribed to a video because you both have provided everything a person needs to know about actually owning and living in the place you chose! So thank you for that. Il now be watching future videos of course. Take care.

Thanks for sharing. Hua Hin was high on my list. I have been looking a property in Thailand. I was put off by the land lease and you gave me some good information on how to buy and not be worried about the land lease. There was some property in Hawaii and it there are 30 years land lease and now the property is at 27 years they are and they are selling it cheap because no one knows what the condo ownership will do, the person who owns only 3 years in the lease could lose out. I'd love the name of your Realtor and attorney who helped you do 90 years and will-able. Thanks again.

If you're ever in Chumphon, for more than just catching the ferry, would be excited to see footage of Khao Matsee which I mentioned before! It would give you fantastic footage of wonderful landscape and beautiful views of a beach with a very interesting history, in my humble opinion 😊 I'm so enjoying being able to see Thailand from at home in Oxfordshire England and looking forward to our next visit to Hua Hin as soon as possible! Great update folks. My wife and I are empty nesters here in Melbourne Australia - owning and operating a business here. For me, Thailand has been at the back of my mind as a retirement plan. Many years ago, when we were in the corporate space and based in Singapore, I actually purchased a 1 acre block of land (51/49 option) for US$ 25,000 with the intention to build. Priorities took us in a different direction so we sold the land but I’m seriously thinking of exploring a house purchase on a land lease agreement. The information you provided in this clip is really good. Again thanks !

Back in the day, when I purchased my first home to live-in; that was Thailand in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

Its a great bike .I ride an 11 year old Xmax 250 cc ,but recently had the use of a one year old 300 cc x max and it was a perfect bike .

Get rid of the helmet, it offers no protection whatsoever. Buy the most expensive helmet you can afford. It’s not a question of “if” you come off it but “when”. I was rear ended by a Thai on a bike and spent almost a year in and out of hospital. The hospital said that if it wasn’t for my helmet I would be dead. I was wearing a Shark Carbon Fibre helmet that cost 25,000 Baht. The helmet was hardly scratched. I suffered life changing damage injuries.

Land leases in Thailand are legally 30 years, not 90 years. The seller can offer that they will renew the lease but they will likely be dead and their children certainly will not. They are under no legal obligation to renew. For you the 30 years will be fine, but don't imagine your kids will be inheriting. That being said over a 30 year period the cost of the lease is far cheaper than having rented that long, so there can be advantages. Some people buy through a company, that is not really in the spirit of the law but has been tolerated for many years. True ownership only means a condo in the 49% foreign allocation.
