The buyers bring the MONEY the Agent representing them BRINGS THE MONEY. Listing agents should then be responsible to bring their own buyers too if it's gonna change like this. You list it and then do the work yourself to find the buyer too and act as a transactional broker. Because the buyer who is SPENDING money to buy the home is far less likely to afford a representative, and those who represent Buyers are going to have a hard time advocating why that buyer now needs to afford the cost of that representation. Look at any other sales job.. Do you go paying your car salesman a commission straight from your pocket?! 3% commission is joke anyway, but if you as a listing agent were to charge 7 percent which in my opinion should be a single side standard, it IS YOUR CHOICE to split it with the other agent. This is the dumbest thing to me! You as a seller aren't technically paying two different commissions. You are paying a 6% commission to list and SELL your damn house and the selling agent is choosing to split their commission with the agent who SELLS the home. Everyone knows buyers agents do a lot more ground work anyway and absolutely deserve that commission for bringing the buyer to the table. Even if a seller feels they have eliminated paying the buyers side commission, it won't change the buyers agent from negotiating and getting best price for the home for their buyers be it the buyer pay for their own representation or not! The negotiating of the sale will happen no matter who pays the commission. It's the nature of the field. Period!!

This may work for a season, in a market where inventory is low, where buyers are willing to do just about anything to get their offer accepted. But once things shift to a Buyer's market, and inventory is plentiful, you can bet that Sellers will do whatever THEY need to do in order to get their home sold, even offering a Buyer's broker commission. Given the recent onslaught of lawsuits regarding commissions and agency, promoting a business model that discourages representation may not be a good idea....
