      I remember 30 years ago you would see blocks of land on Russell Island for sale in the trading post for $4000

    A lot of first home buyers are simply priced out of houses, a run down house at Birkdale, that needed serious renovations recently sold for 850k, so hopeful buyers are going for next best thing, apartments ,units , townhouses. These are becoming very popular , but increasing values month on month due to demand is a worry for potential buyers

    Thanks, good podcast. Maintenance is big especially with both parents working these days. A large unit or townhouse near a good park and amenities I think will become more desirable as we move away from Covid.

    Super competitive buying apartments , you can't buy anything under 600k within 15k radius of Brisbane city, houses are becoming unaffordable to first up buyers

    Thanks for the update. What I don't understand is the logic around having to save 4k per week to catch up to a median house appreciating 4k/week. If one takes a 30y loan with a 6.5% interest on a 850k house with 170k deposit, the weekly repayment is $991/w. Taking a loan one week later on a 854k house means one would have to save $800 more for the deposit plus $4 for the increase in weekly repayments. Is this correct? I'm new to this and I want to know if I'm missing something. 😀

      This relates to the opportunity cost of delay. Regardless of whether you are paying cash or leveraging to purchase a property, you are still having to pay more with every week that is passing by based on the current growth rate. We simply tried to quantify this and asked the question as to whether you can "save" this $$ with your take home income as it is a high rate of growth right now!

    Also don't forget to factor in stamp duty, my son purchased a unit for 585k , + stamp duty 19k + legals, it's gets pricey

      The best time to buy is when you are in a position to buy financially. Trying to time the market isn't the best strategy. That said, we believe, based on fundamentals , median house prices in Brisbane will be higher next year than they are at present.

    Hi Melinda, I feel I need to comment on this, just to clarify my understanding if I miss something, but did you just converted a 10 year total growth of 77% and 110% to a 7.7% and 11% year on year compound growth in your calculation? This largely benefits the assets with higher growth, infact about extra $860K growth over the 10 years for your growth assets while only $300k extra growth for you yield assets. The other point I like to point out is you are comparing 2 results with different capital invested, the total capital required for yield assets are $923,600 while the growth asset is $1,175,500, i.e. you put in ~20% more money into your growth assets, ofcourse you are going to get better total growth as you've invested 20% more money into it. You should at least apply a 20% cut in your growth asset so we are comparing like for like secnarios. Finally I have done some rough estimation based on actual 10 year growth you mentioned and with equal capital invested, I think the growth assets are still coming on top, but only about 130k on top, or 140k on top after negative gearing considerations at 45%+2% marginal tax rate, but nowhere near as lucrative as the number that was concluded in this podcast.

      Hi Sarmu, It was clearly mentioned in this episode that the 10 year growth rates were divided by 10 purely for simplicity and that this did not allow for the effect of compounding growth. Thankyou for requesting clarification. You are correct that the actual growth would be slightly less than this in both scenarios. This episode sought to explore if high growth and high yield exists in parallel, and the intention was to highlight longer-term differences based on actual data. The findings provided a very simple comparison to ensure listeners were able to understand the differences between strategies over the longer term. Thankyou for your comments.
