Yes, Central Zephyrhills is very preserved in nature and with that they have lots of small bodies of waters. There being a small pond next to the park and a category 3 hurricane there might be some flooding.

yes, they are exclusive to two river residents. I am not entirely sure how they will do it, such as giving you a pass or having a profile with your address on file. Will have an update on that as soon as they start building the center out

I know within Two Rivers they are developing an immense amount of commercial retail space such as the major plazas you see in the area. From Zephyrhills all the way down 301 toward Tampa, it has a lot of older mom and pop establishments while Wesley Chapel has been commercialized already. Does this answer your question?
