3 Bedroom Condo with Private Outdoor Space in the Heart of DC
"In previous takes I've hit this table at least twice" 😆 Beautiful, big home. Fun wallpaper inside.
Very out dated looking
Ready for a facelift
Why would you build a townhouse with only 2 bedrooms and 4.5 bathrooms.
It was originally 3 bedrooms and the owner took one out.
Very nice.
Thank you
Thank you
Hard to believe it's a townhouse with so much space. Very nice.
We agree!
I love this home. I will retain that downstairs area as a master suite. It looks bigger and better than the one upstairs.
Damn no buried bodies
we call those diggings 'bataches'. Were i the neighbour, i'd never allow digging below the foundation with nothing to win and all to lose
Promo'SM 😩
A couple of optimists!
I came here because my house in the Shenandoah Valley WAS a crawlspace - then someone dug out the middle to 7', leaving about 4' of old dirt under the footing along the perimeter - but one of the sides of dirt is collapsing (due to moisture on that side I assume) and I am a bit alarmed and don't want the block foundation to collapse in. I was going to build some sort of retaining wall to hold it all in. But now I am intrigued at this dig you are doing. I understand these are row houses, but question - did you do anything to waterproof the exterior? Very fascinating video - thanks!
We did the weatherproofing on the inside of the walls since you cannot weatherproof from exterior as it would be your neighbors basement. There is a french drain that runs around the interior perimeter.
nice
Thanks
Cookie cutter renovation.
I did anew basement but it was already too low because it was on a slope so I built 2 beams out of 2x6 one at the front and the other at the back I then put 3 4 x 4 post under each beam front original middle and the back with a 12 ton hydraulic jack under each I then started lifting the whole house up four and half foot since our foundation was 8 x 16 concrete blocks we removed 4 foot and I had pre-built the new basement walls of pressure treated 2 x 6 foundation materials I used plan's designed by a structural engineer I put in a new floor this was also designed by the engineers as it held the foundation from being pushed in at the bottom I had to install galvanized straps every 4 ft all the way around I put a 16 ft 2 story deck on to walk out at the front a on each level I did other additions as well I started out with no permits because I knew they'd never give them for raising the house they said I needed a structural engineer to design the new PWF so I played dumb when the building inspector showed up he said I needed a city permit as well so I drew up plan's and applied for and received a permit not just for the new foundation but for a total rebuild and addition to the old house as well since I could not get an electric or plumbing permit for a duplex I did it totally duplexeable with 2 panel boxes separate furnace hot water all plumbing lines between up and down were done to up and down duplex rules all ABS sewer lines had to be copper pipe going through the fire stops and I used 5/8 one hour firegaurd drywall on all supporting walls and ceiling with sound bar on the ceiling in the lower floor even though it wasn't called for on the supporting walls I figured what's the use of 1 hr fire separation on the ceiling if the walls burn through and drop the house down on the basement floor I showed a wet bar down stairs I didn't wire the downstairs stove or the upstairs dryer until the framing inspection then after the electrical inspector had passed the rough in wiring I recessed the dryer and stove plug in and drywall over them since we lived in the house for the whole time I had put in all my plugs and switches as well as a pig tail light socket so when I got my rough in electrical inspection he said since the wiring was complete he signed off on the final inspection as well so after I got my final plumbing and building inspection all I had to do was screw in the plugs and the switches and install the light fixtures and I was done since I rented the upstairs to family I left the stairway in to the upstairs I built them in a u shape so I could extend the wall across the landing and add a front door for the upstairs unfortunately all my work was for. nothing as land value shot up for side by side duplexes and my property was R2 and 50 ft wide so it was valued for that when I sold it and they bulldozed it and put up a side by side semi detached duplex I did get salvage and I tried to salvage the PWF foundation but with the nailing requirements in building it it was impossible to salvage without taking apart the whole house and I didn't have the time or energy to do it so I left it all but I did find out that the foundation had stood up there was no rot or leaks and the 5 inches of clean washed 3/4 inch crushed gravel I'd had to put around the foundation was still clean I had figured the clay around it would seap into it but in ten years it hadn't
I think you forgot to add punctuation in there somewhere.

Great tour! Lovely home and nice double breasted suit JR!
Thanks!
What if you just left a border along the foundation where you don't "raise" the ceiling height? How deep would that border have to be in order to skip the underpinning step?
I am not positive on that, but I believe you "step" in 12-18 inches. We see it sometimes as it cuts a significant cost. Sometimes people hind the "step" in closets, but sometimes the layout is able to accommodate the step. Most of the houses in DC are 14-20 feet wide, so to lose 24 inches total, is not insignificant.
Thanks for sharing your video. I saw the numbers seem random. Is the engineer that marks them?
The numbers are dictated by the engineer. Basically you can underpin a 4 foot section and then you have to skip 12 feet.
Very informative... thank you!
Thanks! Be sure to check out our other videos and let us know if there is a top you would like us to cover.
It was so close! Both videos are compelling (and the units are great). I give a very slight edge to Jordan's video. There are things he mentions that I don't think Ned talked about, such as the hardwood flooring and the fact that the stove is gas, not electric. Those would both be important selling points for us. Jordan also seems to subtly focus a bit more on what it would be like to live in the unit. I also think that Ned may have ever so slightly overstressed the closet space. But both videos do a superb job of describing the units, and Ned's camera work on Jordan's video was great! There, you both won!
Thanks for your feedback. I think Ned wins on the camera work!
Very nice Jordan!
Thanks!
