If you need enjoy the outdoors you cannot beat Monterey. Plenty of beautiful hiking and outdoor activities. Despite the tourism it ain't that big a deal and certaintly less an issue than the daily problem of long commutes, traffic and crowds. Visitors want to live here for a good reason: it everything the place they are coming from ain't. A must mention, Monterey has a very highly educated population. People are interesting and they come from successful backgrounds. If this is your thing you can easily thrive here socially. People, not buildings or restaurants, make this a very special place.
Carmel is just a place for the rich to park their wealth, most of those houses are empty

Yeah the most important rule about real estate pricing is the location. Hard to beat Carmel-By-The-Sea for location so it comes with a high cost to buy. Homes can go upwards to $40,000,000 plus.

In 2008 I had a golden opportunity to move to PG, my dream since the age of 18. I got cold feet and totally blew it. I've been grieving ever since. I can never realize that dream now, not even to rent. But I'm nevertheless hoping it hasn't changed to much with McMansions and such. Nice video.

Born and raised in Monterey, and it's changed quite a bit. Extremely gentrified, expensive and a pay check away to being homeless. If you are rich, going to school, in the military or undocumented you will do just fine.

Yes it is part of an HOA. All of the four new housing developments in the area (SeaHaven, The Dunes, East Garrison and The Enclave) are part of an HOA. I’m 13 and I live In Carmel valley and I can say it’s the most amazing place ever
Great place to be!
After graduating from College in 1984, I landed a job in Monterey and moved there shortly after graduating, just renting a room in a house in North Monterey. While I was there, I had a bad job experience and couldn’t really get used to the area, having grown up in Southern California. After living there for six months, I decided I needed to get out of there. Back then, Fort Ord and other military branches had (some still do) had a big presence in Monterey, so there were lots of military personnel living there. I saw U-Haul trucks pretty much everyday where people were either moving in or out. I had decided that Monterey was a nice place to visit, but not to live there. It was just too impersonal and culturally different from Southern California. On weekends, I would go up to Santa Cruz, which had more of a Southern California vibe, and usually more sunny than Monterey, which what I remember was mostly overcast. It was always a dream of mine to live there, and I am glad I tried it so I won’t have any regrets.

We were on a holiday in Cali three years ago, we drove from LA to SF and we planned to stayed over for one night in Monterey. It’s such a beautiful place and we decided to stay for a couple of days here. We went around the Bay and enjoyed the whale watch. The drive everywhere is breathtaking and the views are amazing. Those who live there are blessed i so many ways. I always daydream of moving to Monterey one fine day. I have traveled to alot of places in the US and around the world and Monterey has a special place in my heart. What are the best places to live there with sea view?

Are there any properties with acreage for sale in 93940, that doesn’t have HOA?

It's expensive in Monterey but you cannot beat the environment if you like the outdoors. Lots of places to hike, bike, swim, run, and surf. There is a very large community of people who enjoy the outdoors so it's easy to connect with like minded people. Also, the community is highly educated and interesting. If you are the least bit social and love the outdoors you will not be disappointed. Cost of living: Very high. Quality of life: Excellent. Climate: Very moderate, year around. World class entertainment events.

What if I purchased a new build? How does that work because I bought a new build in 2021 in Riverside County and received a supplemental bill almost 2 years after purchase.
Not sure how a new build would be any different. I'd check in with the local tax office and a CPA.

That is what happened to me ; plus they sent one to me with the previous owners name so I thought it was a mistake and did return to Center then a few months later got hit with the bills plus penalties had no idea

I don't believe so. But I'd say worth checking with your lender, CPA or the local tax office.

As a Carmelite, i appreciate your video. Let me start by saying I dearly love living here and there are many positive things. There are however a handful of additional cons I would add for consideration to a potential residents. -It is first and foremost a tourist town with all of the associated advantages and disadvantages. We are a one industry town and you need to accept that. On any given weekend, traffic coming into and leaving town can be a nightmare. Ocean Avenue more resembles Main Street Disney than a quaint little town Main Street. Beyond parking issues around the beach, parking downtown often bleeds into narrow residential streets, turning them into one lane roads. Had your driveway blocked? I have. Reservations at the most popular restaurants are an absolute must, limiting spontaneity. If you can walk in and get a seat on a Friday or Saturday night, there is probably a reason. With so much of the commercial space supporting the tourist industry, you need to drive into Monterey or farther for many basic products and services. -There is no sense of community. In the 15-18 house radius of where I live, there are only 3 other full time residence. All of the other houses are 2nd or vacation homes with infrequent occupancy. The town has the distinction of having more housing units that people, about 0.8-0.9 occupants per house last I read. -It is not particularly a family friendly residential town. There is a fantastic beach, but there are few to no parks or other kid friendly spaces. There are zero children that live anywhere in our neighborhood. Don't expect to see your neighbors (kids or adults ) out washing their car or mowing the lawn or shooting hoops in the driveway. I would venture to say the average age is at lest 65 and where I live at the edge of the Golden Triangle, it is probably closer to 75. It is not a young and vibrant town. That can be a pro or con, depending on what you are looking for. As you say, we have great public with very low low enrollment.... for a reason. -It is a very lengthy process to get anything approved through the city, so assume that the house you buy, especially if it is deemed historic, is the house you will live in for a long time. And trees trump all. You know that killer view you would have if only that small oak or cypress branch was pruned....don't even think of it. Worried about the severely leaning tree that is bound to fall during the next big storm...oh well. I still love it here warts and all.

One minute and forty seconds into your video, you said that this $400 million lawsuit will be appealed. First of all, the lawsuit was tried before a jury and the jury returned a verdict of $1.8 billion (that’s billion with a “B“), not $400 million. Second, to avoid an appeal, the parties settled for $418 million. That completely and comprehensively resolved the litigation. There will be no further appeal. Parties do not appeal from a settlement agreement because a settlement agreement is a mutually satisfactory (or in most cases, mutually dissatisfactory) agreement. The only remaining obstacle to the implementation of the settlement agreement is whether or not the court will approve the settlement (spoiler alert, it is exceedingly rare for a court to refuse to accept the terms that the parties to the lawsuit themselves have agreed too). Stated another way, the effects of this settlement agreement will be implemented sometime in July, 2024.

You shouldn't after the first two as it should adjust in your second year but check in with your lender to confirm.

That's a great question. I would think this would have needed to be negotiated in your lease terms if the owner was expecting you to take care of that cost. This video is mostly related to residential and I'm not as familiar with commercial.
