They look like the houses in L.A. before the fire, except they’re $500K not 5 million but they’re so close together and with our water shortage up here you know if one home catches on fire, thousands are going with it!
After personally viewing these homes, its truly not luxury homes more track homes with some luxury improvements. Driveways are short track home size Garage is typical size track home Back yard is dirt no impoverishments Bedrooms standard size most with no walk in closets And all don’t have onsuite bathrooms The prices are high like they should have the luxury options HOA are very high at $350.00 Would be good buy is price under million other wise over rated

So we live in Itchy Acres… not mentioned, but a quiet neighborhood. I think one of the best aspects of living in GB is not having to get in a freeway to do almost everything you want to do.

I love El Dorado Hills, bought in Lake Hills estates, half acre lot. Short walk to Folsom Lake. Tons of trails if you are into outdoor activities. Yes, lots of wildlife. Deer, turkeys, coyotes. But peace and serenity mostly... Thanks for the vid...

Misleading misinformation. Granite Bay is NOT even in the same County as Sacramento. It is in Placer County..45 minutes away from Sacramento. It is 30 minutes to interstate 80.
Sacramento region as a whole is made up of multiple counties. I don't believe I said it's a part of Sacramento county specifically. Not sure what misleading information you are referring to outside of that.
I saw the prices, but sorry a house that you bought in 2020 for $300K is not $700K in 2024 :) as a buyer I rather rent then deal with unrealistic market desires. Additionally new homes come with crazy amounts of mello-roos and hoas.

I live in Roseville and I love it here. Contrary to so many places in Northern CA, I have never lost power in six years due to being on Roseville Electric. They are the best. However, I am about to move to Rocklin in the Whitney Ranch area, and one of the reasons I love that area is because it has a more rural feel to it with wide open spaces; it is just so beautiful. They are on PG&E, but they don't seem to get fires there so the power is not shut off like other areas.

Homes are still trying to price in the Covid bump. These homes are being listed at $200-300K over the what the price should be. I saw a home in Davis that was bought in 2022 and now selling it with a 50% increase in price. Crazy.
Davis is crazy way overpriced and way overrated such a lame boring place

Hi! Really depends on what part of EDH you are referring to. Can be 20-30min or so.
It’s not just Sacramento this is a worldwide phenomenon. Friend of mine listed his home for 1.6 mil In San Francisco, didn’t sell. Relisted for 1.2mil still sitting.
Where is the data coming from? If it is the Mls, it is wrong for new homes. Most of new homes do not go thru the MLS. With new homes they may add up to $80,000 in options and give back $40,000 to buy down the loan. Or they increase the home price by $40,000 and give back $40,000 to buy down the loan. Is the home really worth the increased price and reported price? These builders make it impossible to understand the real sale prices: They may do it because they do not want the buyer to come back and say, "The other homes sold for $40,000 less and I want a refund." Or maybe they hide the real sales prices of existing sales to fool the appraisers and make sure the appraiser hits the sales price? Builders are not sharing the real data!
@72HourAppraisalsCarmichael This is a resell home i was referring to in San Francisco. I agree, these new homes are insane, but hey, someone will buy it. I honestly don't know how these people can afford homes at 750k and above along with high HOAs and mello roos. Elk grove Mello roos are ridiculously high at $700 a month on top of $200-300 monthly HOAs. This is absolutely insane. To make matters worse, these new tract homes are located one exit pass Elk grove blvd very close to hood, which has a tendency of flooding during heavy rain.

Granite bay is NOT MOST EXPENSIVE SUBURN ANYMORE . In Eldorado Hills you can find much more expensive hoses , Kalithea is the most expensive community in Sacramento area now )))

GB is STIFF. Roseville is a more friendly environment near great shopping 🛍️
