How much are the cost of rooms?

Have you successfully managed a 13 room HMO before? chances of all these strangers getting along without problems pretty slim. I asked before you told me that would be the responsibility of the letting agent - what do you do?

The reason i commented was it's exactly the same size and layout as my house. Even the serving hatch/window in the kitchen. However what we done was to knock through the kitchen wall into the living room and create a massive space. We found this was not a supporting wall which made it a lot easier and cheaper. After which we installed internal bifold doors combined stud wall further into the living room. The difference is unbelievable. The cupboard under the stairs can be turned into a downstairs toilet as well. 😁

You say a kitchen sells a property. But you haven't mentioned the garden. Outdoor space whatever size is just as important.

First is a non issue regulation or taxing, people still need a place to live and they're not going to build enough housing any time in the near future. So a bit of council tax increase or rent control isn't a bug concern. As for risk this is a major concern for mid to small sized portfolios but as you get bigger, small issues such as arrears, evictions or tenants damaging property is rounded out. I'd say the property market crashing while you are over leveraged is the biggest concern but retirement age people probably own enough outright which means even less risk. Also keeps them busy in retirement doing literally nothing is boring whereas managing some property is very little work once you're experienced and have a good, reliable letting agent and management company. That being said what are your thoughts on government contracts to house asylum seekers through Serco or Mears. Can't say no to 8 years or 5 years guaranteed income for HMO in low cost of living areas. Obviously saving extra to renovate afterwards and paying more insurance.

Hi great project but how is it that you are able to get a hmo licence or the go ahead with this from bham Council under the article 4? Planning would surely get refused? I keep hearing its impossible as council does not want to convert general residential houses over to hmo for loss of a home for a family.

These HMOs are AWFUL. They're screwing people over. All they've done is make single occupancy flats/homes RIDICULOUSLY expensive. Now you're paying MORE for a bedroom in a house with 7 scumbags. It's become MORE expensive than one or even TWO bedroom home's. Everyone profiting from it is screwing over the rest of us. It's made it so landlords are making their property HMOs and now there's a lack of single/couples housing. It's literally FORCING people to get in their box. Next you'll be investing in the bugz. ☠️🤦‍♀️🤷‍♀️ I love good landlords. But I'm sorry HMOs are absolutely SCREWING us. Along with bs like Airbnb. It should ALL be banned 🚫 sorry NOT sorry. It does MORE HARM than good. And it's making peoples lives harder and it's making them more miserable and MORE depressed leading to HIGHER self deletes.
