      All insurance is a rip off, unfortunately it's necessary. Property taxes will be checked by title, but everyone should always do their due diligence

    Why would buyer representative advocate for lower price that buyer wants if representative gets percentage form it? The higher the percentage the more representative would make. It’s not in buyers favor at all. I think this is the worst thing that happened for buyers. I wouldn’t want this to be in my way if I need to buy a property.

      @irinasmith5588 easiest way I can put it is client before commission. It's all about doing what is best for my clients while providing service like no other. Personally, it's really good for buyers because this has made agents explain what they're doing, before there were a lot who were not doing this. In my market, we are seeing sellers offering concessions of some sort. Nothing is guaranteed, but this is where negotiating skills come in play. In the end, I have to do what is best for my clients.

    From personal experience, Strongsville school district is way over valued. But I agree with you, my bank gives me an estimate on my home worth to help track net worth that is way over what Zillow/Realtor and other websites say. But true value is what it would actually sell for because of xyz.

    Finishing a dirt lot isn’t cheap. Concrete, landscaping and maybe a patio cover costs $20-30K easy. Plus the one time reevaluation for a supplemental property tax bill made for a brutal first year of expenses. Not to mention painting the whole house myself because cheap flat white builder paint just wasn’t livable. Plus not having things like towel bars, window coverings, unsealed tile, etc. plan on like an extra $50K to make your “move in ready” new build house, actually livable. Definitely get a home inspection too prior to closing. Better to get issues fixed before you have to deal with a warranty claim.

      @@Romiegirl-jq4rj you're absolutely right! I always advise having inspections done for each phase of the build process. Depending on the lot, it's an easy $80k plus for lot prep with a septic system, concrete driveway, landscaping, and anything thing else.

    I went into a builder model and it was beautiful. I started asking things like-are these wood floors included, the countertops, the cabinets, the fireplace, the pantry, the built ins, the ship lap, the under cabinet lighting, the paint color, the front door, the tile and not a single thing was standard or included. Even the white paint cost an extra $2,000. There was not a single thing we could see or touch in that model that was included. My daughter could afford the basic house that was crap so I paid for all the extras to give her a nice house she could stay in and not have to continually upgrade. The house didn’t up a $100k the first year she lived there.

      That's exactly how it goes! Model homes always have the upgrades done to them. Upgrades add up super fast, that's why it's best to shop around and compare the standards. Unfortunately, most base model homes are not the most appealing.

      Appreciate you! I would take extra caution no matter where you're at, including year round warmer climates. At the end of the day, it takes time to properly build a house. But, every person has a different situation and a faster build like that may be the only solution. You can't expect perfection though, we are human and will make more mistakes being rushed to construct a home (or anything for that matter). Does that help you out?

    I found a stand-up bass in the trash in Parma. I sold it to a music shop for $1000 2 weeks later, they were selling it for $3500. The trash is great in Parma. I also found a Dyno bmx in Parma in the trash.

    My parents put their home into the name of my brothers and I a long time ago. So you are charged to fee as they are now considered tenants. When they passed I purchased my brother's ownership shares of the home. So now the city fee starts at $200 and goes up to $1,000 a year as a penalty if you are only a part-time resident.

    I grew up in Parma, lived in Brook Park for 9 years under the secondary runway, trust Parma is not that bad. Since Chevy and Ford left, not that bad with polution either, if you want to say that about cars running in winter why not say anywhere that's cold? You are Right a lot of houses are older, but better built! with small lots, but there are some that are larger towards the south end of the city. The sale tax is the same regardless where you live in Cuyahoga county to single Parma out for a sales tax is not right. This was really misleading and not fair to Parma or entirely correct, a little research and you could have given a much better and well informed on the pros and cons of living Parma.

    Agents for years were taking 3% from sellers and not showing their homes if they didnt i dont think realtors understand people very well. The fact that real estate agents were charging percentages instead of flat fees is mind boggling and i never understood how they could manage to steal from ones investment

    Yes, we can have tornadoes so a basement would be great. It doesn’t have to be finished. I’m at a loss for how much this would cost with a foundation basement instead of slab on grade. We need a basement but not sure how much the cement will cost.

    Does that price include the basement. I am in Southern Minnesota and the builders are crazy high per square foot.

      @@anthony_esposito no not a finished basement. For storage mainly and a place to go if there’s a tornado

      @@lydia535 I can't imagine not having a basement for the extra storage/space. Occasionally we get a tornado where I am at, so it's nice for that

    Nothing will change listing agents have always represented both sides of the sale no split Buyer pays there closing costs as in escrow fees

      You are wrong on that. Not every state allows dual agency...which is when the buyer and seller is represented by one agent. Most cases, list agents represent the seller/s only

    I live is Asia town and the airplane noise was worse there than in Parma. The flooding is awful and some neighbors are bonkers. Also, the old style homes and the neighborhood layout is walkable and convenient when compared to Strongsville or Seven Hills.

      The nice thing is, flooding has been getting addressed the past couple years. Walkability is a nice perk to Parma. It definitely has pros and cons like any other city

    My stepdad used to live in Parma and he worships the police. The airport doesn't bother me, but everything else he said makes perfect sense. We live in Fairview Park, but we have a little bit of land, although the houses are right next to each other.
