Not all tenants are bad and not all landlords give a fuck about their property. My last apartment, the roof quite literally caved into itself and she never fixed it 😂😂 all of us who lived in that house made multiple complaints and she tried to retaliate against us by raising rent & with eviction. I truly hope karma gives her the life that she deserves

My friend literally fell through the floor to her dining room while bathing upstairs, in her tub! Good thing they weren't entertaining that evening. She had only minor scratches, but it was a major repair. Gorgeous old house .
That is so scary... it is a miracle she is okay. That is definitely a huge concern with old houses and especially if you don't know the water damage is there.

My place has a septic tank, 0 problems ever, just pump it out once every 2 years.
How long have you owned the property?
Septic is cheap to maintain & the need to pump it varies greatly...some go 10+ years I've maintained around 3-5yrs. Now that I'm by myself probably go 7+ years Much cheaper than city water... If you have city water & septic thats a really expensive setup.
How much does it cost to maintain for you?
@@devronglenn I've paid $200-300 to get it pumped out. Nothing more. Most people in my area pay water/sewer bill of $50+ a month. At that rate $600 a yr. $6000 in 10years. Where I would be under a $1000 because of the long time frames. I've never used additives for the septic. Both houses I've been at over 23 years now... Never been an issue & both systems were older & smaller than newer standards which hold more. If people flush wipes or use a garbage disposal or other things besides waste/toilet paper & cleaners it is possible to clog them, but city systems have the same issue, the difference people don't deal with it like the city. In general though clogging them is unlikely... It is when someone doesn't keep get it pumped it goes into the leach field & gets clogged there, because the drainage section is multiple pipes under the soil that just has holes (at least my last system) it can be a lot of work to fix, they don't have water in them & there isn't a good way to unclog them. It is drainage for excess liquid, the tank itself is for waste & in most cases dissolves over time & washes out as well as watered down sludge, which is how they go so long without maintenance, but going too long will block all drainage eventually as in your case. The well pump is replaceable as well for $800-1500 last I knew...the best thing to pair with a well pump is a decent sized pressure tank that way the pump kicks on fewer times & doesn't burn up. If your well pump kicks on multiple times in a very short time <1 minute you can assume the pressure tank has failed or check air pressure to make sure it is within proper range to match the setting of the pressure switch usually 35-65psi on the gauge. I've seen houses with city water or sewer or well & septic mixed... Which dies complicate budget & maintenance having half of each system.

@@devronglenn No water bill... I have an actual well pump that provides water from underground, well pump fills the blue pressure tank in my basement, 36 gallons in size but holding capacity it 9 gallons at 55psi.... Every 9 gallons my well pump kicks on usually a 1kwh pump or 6 cents to run the pump an hr, it usually only runs a minute or so until 9 gallons is used. Some people get water at 50' or less, mine is 75' deep...my previous area people were digging 250-300'. The water at these levels come out generally clean, but can vary. Most people add water softener systems that you add 40lb bags of salt to ($5-10 per bag)... It can vary in usage. Mines maybe one bag in 2 months or so. You can go without or get a newer system that requires no salt. Its an entirely private/off grid system essentially. I prefer it over the issues I know others have with city water. With the city utility company controls the main valve, so if you get a leak it is a constant 60+ gpm until someone can stop the main...another friend had his basement flood with sewage from the neighborhood. I much prefer a controlled system that I get with a well & septic. As mentioned though some people may count on city for just one of the two things. Like sewer or water...so they get that bill plus maintenance of septic or well pump...but many do not have the city tied with a private system.
@@devronglenn Will add that my entire electric which runs my well pump & bill has never been over $280 & everything in my house is electric. in summer months I've paid $50-100. No other bills like natural gas or water. This is with a bath/shower daily, washing laundry & running a dishwasher. Occasionally use my well water for cooking filtered through a pitcher. I'd say 80% of my bill though is heating & cooling my house. Also I could buy a larger pressure tank say 80 gallon tank it would be good for 20-30 gallons of water if power went out, but I don't necessarily need that capacity. It would be better for a large family though.
Yeah leave selling houses to the realtors. Just because you have a septic doesn't mean you don't want to purchase the house. I've had a septic for over 20 years. Never had an issue. Get it pumped out when you're supposed to and there's no issues. First thing the buyer should have done is made sure their septic was clear. Those are basic knowledge among other things when you buy a house

Septics are awesome if you maintain them and if working properly you dont need to pump it that often. People think they are clogged when they are almost full to the top. They are supposed to be.

I’m an investor looking for an ROI… In the video I said it’s an extra expense and that you shouldn’t keep them as rentals only flip them… so it’s a bad investment. It’s a huge difference if that’s your primary residence. Either way it’s an extra expense that you have to deal with versus just getting a house that is connected to the city. Primary residence or rental… Either way how do you keep the drain field from failing on you?

I would get it inspected. You pay either way, so just maintain it and get it inspected when buying.
