    another great video. This is why I always denote the Title and Escrow to be used on my counters, even when the Buyer writes in "Sellers Choice". I also always try to write in "Inspection Contingency to be removed within 10 days of offer acceptance".

    If seller didn't counter offer with topa attached but signed the buyer offer without topa, does that void the agreement?

      That is a great question and one that would best be answered by a legal professional. My understanding would be that it does not void the agreement but does give buyer cancellation rights during their contingency period.

      @@professionaltransaction what if buyer removes all contingencies? And what if buyer and seller cannot reach an agreement on the topa terms, e.g. when the unit should be vacated before or on day of close?

      According to the CA RPA the buyer is relinquishing any contractual rights that apply in their contingency. Please seek legal advise.
