I have started this channel to document our journey into property developing. I will share every part of the process step by step. I hope that as well as being something to look back on, it will be of use to people we work with or people who may wish to work with us as well as a source of knowledge for others looking to do the same thing. In general terms I have learnt a lot from RUclips. You can "stand next to" or "be in the room" with people as they plan, problem solve and over come obstacles that you may also face.
Currently we are in the build phase of our first ever property development project which is an office to 7 units residential conversion under class MA permitted development. We are looking for another project to start to create our pipe line. We are open to options but something up to around 1.2 million and either conversion using PD or already with planing.

Diary of a 1st time property developer week 8 - Building control meeting, site welfare and lorries!
Hello everyone, these videos are a diary of my first property development in the UK. I will be documenting everything and I hope it will be useful to others looking to get into property or who just have an interest in property / building. This week, Tuesday site visit with main contractor checking progress and setting out the work for this week next week, welfare was delivered. Thursday i met building control on site for the first time. He seemed happy with progress and we await his site report. This week has been positive. We are back on site and the demolition stage is completed. We have an offer to buy the complete building which if it were to pan out may let us accelerate the timescale and buy another project sooner. Could really go down a rabbit hole with this kind of thing. It is so true, you will be less lucky siting on your sofa than you will be being out and about.

Thanks mate, very nice of you to say. Sometimes I probably sound chilled because I’m speaking so slowly trying not to mess up my words lol. I should hopefully document everything but I’m happy to discuss any part of the build 👍🏻

@@StephenKnowlesProperty thanks Stephen. i have scaled back a little. We decided to just do the internal part of the garage rather than the whole and put a stud wall between the internal/external bits. that way we don't need a new roof/new garage door, it was looking too expensive. also looking a little cold to start the works at the moment so will probably start in spring... will be watching with interest how you resolve your insulation mate.

Talking about tax I've just realised tonight my tobaccos gone up £2.50 a pack. Their taking the piss out of us mate.

i've been looking at Superquilt this week too for our concrete internal garage floor. seems amazing u-value wise... but I need to research further, insulation is very difficult to work out and building control seem unable to help with us. Please let us know how you get on. Is it a problem plasterboading right down to the floor, I believe it is often left shy of the floor to prevent cracking... thanks for the progress, it's interesting to hear whats happening, it doesn't always have to be about building. good luck

Hi @markdyballuk I will add links to the discerption re insulation. From what I've read there is 2 types: YBS Superquilt and YBS Superquilt trade, the website says "it should be noted that YBS SuperQuilt Trade is not certified for building control and is typically utilised for enhancing existing insulation or projects that do not require a specific U-value." You will need to understand if you are aiming for a U value for a conversion or a new build element because there are higher standards for new build elements over converted elements. I had a bit about it in last weeks video and I flashed up the tables but I will try to link them here too. If I said right to the floor in the video then I meant built down to the existing as apposed to being built from the finished floor level, but you are 100% right from everything I've read there should be gap to stop cracking from expansion and to stop water from being sucked up by the plasterboard. Yes, I found the tables previously and the u-values seemed excellent and well within building control requirements for our floor which are .15... I haven't seen the "not certified" bit... Anyway I was going to contact Ecohome this week (hopefully) and see if it will work for us. I'll let you know if I hear anything. Thanks also for the info I shall have a look now. Hi Billy yes we will talk costs. I think I will talk about them as we go through the weeks and probably do a stand alone video to pull them all into 1 place. We have worked on 30% profit before finance costs. The reason we’ve done it like this is because there are a lot of variables in the finance costs, but overall you want min 20% profit.

Was in Croydon so very likely MBM. From where I was standing it honestly looked like they’d just stacked a load of blocks up. The finish on the houses wasn’t great either tbh.

Never seen a boom pump used like a line pump! How dumb waste of effort!! Boom truck should be in the air so you only have to move the hose were you need mud not dragged around behind you like a line pump🤷♂️
They are used like it all the time otherwise why would they carry 30+ metres of hose as a standard? Often you’ll be booming up to high and then running hose or through a window etc. Tbf the customer orders the truck and then we just turn up some customers don’t want to pay the money for the longer boom or they just get the length wrong or expect you to setup somewhere you can’t. it’s also still easier to move around the site and it also means you are less likely to damage the plastic on the side of the footing.

😂 I was paid to operate the pump the mix is controlled by the contractor, I’m not an engineer but look how much steel is in there!
Ground beams are full of water anyway chase the water to a point to pump out it’s concrete no cement
@@Micky-c9e100% mate. I would say 8 times out of 10 the contractor wants the concrete “too wet” but 8 out of 10 buildings are not falling down so it’s probably ok. I was going to mention the cement vs concrete point too 😂

Thanks for the comment, we will try to divert as much waste as possible from landfill. We will implement the waste hierarchy Reduce Reuse Recycle (I think there is a few more now days 😂). It was nice to be able to rehome a large number of the carpet tiles it was good for us and the people that collected had a little bonus of something free for their project.
Thanks for sharing your journey and learning of property development! It will be interesting to see how an office building will be repurposed into residential properties. I was wondering if anything can be recycled and good that the tiles could be rehomed.
