the cheapest homes in my area... they START at 400 grand. The only people that give advice like this, are people that are absolutely tone deaf to the actual issues in the housing market... or... they stand to profit from market movement. I think this creator hits both on the head perfectly.
@@jondoe22575 I am well aware of housing market crisis. I also know there are incredible grants for 1st time buyers giving 50k for down payment assistance. Helping others change their financial trajectory through ownership is my goal! No one helped me as a single mom but I get to now use my knowledge to help others make it happen for themselves. For years we were not building new housing as a country. Its really not a surprise this is happening. But something is going to have to give.

You don’t need to keep a balance on your credit cards to have good credit or improve your credits. This is some fake news that older generations spew and it’s just not true.
@@alexbell1478 you don’t have to do anything. I can tell you from my personal experience and in helping my clients grow their credit quickly. We keep 10% balance, increase our credit limits every 6 months, pay small amounts every 2 weeks and credit scores respond quickly & positively. My son had a 679 score and in 6O days we got him to 770. He just closed on his first home at 19yo. It works.

I mean... the policy feels like crap, but if the crap was communicated then it's crappier to lie and play the victim. Terms are terms and the consequence is fair. I love the firm no nonsense stance. People these days are so quick to slap their signature on a document and then call you a liar and I just hate that.
Beautifully articulated! I make sure every tenant initials that section of the lease and I break it down for them before signing. All of my properties are brand new builds in a fast growing area where prices & costs are rising. Insurance, HOA’s, maintenance & more! Rent increased 7% but I capped it at 3%.
I understand he signed an agreement but that's greedy increasing it yearly
I promise you, it’s not greed. These brand new builds are increasing at 7% a year. Insurance skyrocketed, HOA’s, maintenance etc. His exact home is renting for 2995./mo and he’s at 2500./mo. I cap rent increases at 3% because I 99.9% of the time have great tenants.
I would easily evict them
Rent is 2500./mo these are brand new builds. The exact same match homes are renting 2995./mo He’ll be more grateful once he sees what others are paying.

@@mikalabaker6110 Property Mgr does tenant scheduled 6mo maintenance…replace air filters, water filters, Salt in soft water system,etc. When property mgr arrived, she couldn’t get in. Tenant forgot she changed locks.

Would you let your tenants change the locks?
Even if they did, good luck evicting them. Laws support the tenant, not the landlords. I actually feel sorry for what landlords have to go through these days.
@DrDiarrhea it is disgusting how the Laws favor tenants. I am so sick of these videos in which the Landlord is treated like the Devil, and the tenants are treated like Mother Theresa. There needs to be a complete repeal of ALL "Squater's Rights" laws or policies, and then we need to rewrite the Laws for the Landlord/tenants relationship. And then, get it codified in Congress!!!

@@Will-fk2dk it's all done by design. The government doesn't want you to own anything, and when you do, you pay for it.
