    Nice little town once upon a time but it’s been a dump for decades now. Not many businesses remain, it’s a shadow of its former self, all the great events once there are gone. It’s also very expensive.

    "Aaahm" frum Philly-South Jersey but moved to N California 35 years ago. but I preserved my accent proudly. I recently learned that the Philadelphia accent is the most studied accent by linguists. It changes a little bit here and there for example it don't say Iggles I say Eagles the term jawn must have been created after I moved away. I don't recognize it.

    I have written and E-Mailed the UST Upper Southampton police and Bucks County DA's Office several times over the last 25 years with no results, I stopped by the UST police station one time, and officer said they were not going to do anything about it... I will stay on their case... Muckraker News - Hate Surge: The Bucks County DA’s Office must admit they know of this problem: There are people who have been making severe electronic sounds in Bucks County Pennsylvania and most likely the Northeast United States for 25 years and more. The sounds are around private property and at county facilities, District Court, Court House, Correctional Facilities, Parole Office and Township Facilities. At the BCCF, Bucks County Corrections Facility, there are even severe electronic pulsing sounds in some inmate’s cells in the middle of the night, trying to provoke them, they are trying to force inmates from their properties. The same electronic sounds have been used throughout Bucks County Pennsylvania for the last 25 years and longer, to bother honest citizens trying to force them from their jobs and properties. A waste of Tax-Payer’s money… They have made it known that they are going to privatize the community. They have the electronic technology to make electronic sounds 24/7. These sounds may be, (voices, noises, tones, pulses, waves, hissing, vibrator) and Doppler effect frequency shifts. The electronic sounds are on the highways and roads and are a driving and pedestrian hazard. They want you to walk in front of a ‘Tractor Trailer’. The severe electronic sounds are making people sick and ill. This is very reckless behavior, we don't think we need to smile and take a picture, something has to be done about it now. The community has had problems with these people for the last 25 years and more, the police have done nothing to stop it, there has been property damage, individuals have been drugged and jobs lost. We do not want Electronic Sounds on our properties. If nothing is going to be done about it, people must be protected and made known of these problems. A stand-up news conference would be a good start to tell everyone what is known, what kind of electronics equipment is being used and what is going to be done about it. The county must be pro-active about these problems, the further problems have gotten down the road, the more serious the problems have become for everyone.     Showing these streets will be ok. after Kamala becomes president. I would hold off in case the unthinkable chance of Trumpler getting back power and pardoning his January 6th brown shirts and giving immunity to bully and deface the streets on your list. I know you shouldn't have to live in fear, but it's only 3 months and hopefully we can get back the progress that ended with Trump. He set racism back 40 years and the stench is still lingering. If we can make it through this election cycle , Trump can go back to reality television where he is now the undisputed number 1 King of reality television. I think he should be pardoned federally which is only available with an admission of guilt. And then he should get care for his impending dementia

    Who is running Bucks County Pennsylvania. We pay the Taxes, then there are electronic voices & sounds at District Courts, the Court House, Correctional Facilities, Parole Offices, Township Facilities and around properties to antagonize property owners. The ‘Deranged Group Thinkers’ want our properties. This has been going on for the last 25 years and longer. Bucks County has the complacent disrespectful audacity not to do anything about the insurrection. Law Enforcement has been told many times about this problem without any action, Law Enforcement has to be rigged. It’s Time, Bucks County had a News Conference and let everyone know what is going on…

    Last week Monday my Uber driver is a realtor my grub hub delivery guy was and I can’t even count the coworkers and family friends that are realtors. Three of them didn’t even graduate from high school no GED. How the hell do you self regulate an industry that standers are so low you don’t need a high school education? Good luck for you because we know a lot of industry are switching to apps and AI if I’m correct Red Fine has someone just show the house not a realtor. The good realtors better step up because your industry is becoming more and more regulated and an app or lawyers with an hourly rate can do it much cheaper.

      A high school or equivalent diploma is a basic requirement for a PA Real Estate license. The industry is heavily regulated. I'll list the requirements for simply obtaining your license below but besides that, you have continual mandatory training and every biannual renewals of your license. To become a real estate agent in Pennsylvania, you must meet the following requirements: Age: Be at least 18 years old Education: Complete 75 hours (5 credits) of approved real estate education from an accredited college or approved provider. This includes courses in Real Estate Fundamentals and Real Estate Practice. You must also pass the course final exam with a minimum score of 75% in the presence of a proctor. Exams: Pass the Pennsylvania & Federal Salesperson Real Estate Exams at a PearsonVUE Testing Center. Background check: Submit a criminal record check through the state police's PATCH website or the Pennsylvania State Police Central Repository. There is a fee for the background check, and the results are only valid for three months. The Real Estate Commission may not grant you a license if you have a criminal record, even if you pass the exam and pay the fees. Application: Submit the licensing application and required fee to the Pennsylvania Real Estate Commission. You may need to include your certificate of course completion with your application. Sponsorship: Get sponsored by an actively licensed real estate broker.

    Lived in both cities and in jersey in between I prefer jersey best it’s like a happy medium new York is extremely expensive however if you can afford it New York is much better I remember when I lived in Brooklyn you could get about anything you wanted from about any store and crime is way out of hand in Philadelphia

As for crime, this can be subjective because many have different experiences. The numbers say that crime is way down in the past couple years but I understand many feel otherwise.

      @@LivinginPhiladelphia in my recent experience living in Philadelphia 2024 I would disagree about the crime aspect I have seen in person robberies drug overdoses and a guy even pull out a gun right on the train it’s got to a point where I cannot continue living in such an environment moving back to north jersey at the end of the month I have watched where the crime has spread to a point where it is even happening in center city a couple blocks from independence hall and the liberty bell crime exists in other major cities but they don’t allow it right in the open it’s in secluded areas that you just stay away from

      Your statement is uniformed. Yes, a lower listing price would attract more potential buyers but the listing price of the property is not decided by the agent. The home owner is the one who decides this. The role of the agent is to advise on the market price, list the property, market and negotiate through the sale of the property.

And trying to get the rate down to accommodate the buyer is no help long term lower prices will bring more people back to the market. As prices continue to go up (because of the low comps) and sales go down there will be less people to scam and those that fall for these short term buy down rate cuts will only increase foreclosures. Ultimately hurting you and everyone.

      Wrong again. As I mentioned, the role of the agent is to advise the seller. Most sellers already have an idea of how much they want for their property. The advice typically moves the price marginally. As far as bringing buyers back; You think sellers will lower their expectations to help the market or emerging buyers? Listen, I know you think you know what the market is like and you may have even done some research, but your opinions are not applicable in the real world. Sellers almost always want the most they can get and that's what a listing agent is OBLIGATED to do. The listing agent does what their client wants. Saying agents are scamming people again is uniformed and generalizes an industry that is complex and rife with legal requirements. Hiring a licensed agent to represent you and help with one of the biggest transactions in a families lifetime is not only a smart decision, it is the correct one.

Well after being a victim of a Realtor and going through the legal process only to find that not all but a good number of agents have worked with each other to inflate the price of the property to increase their commission. There are good agents probably a majority but the low standards to becoming a realtor and the lack of quality agents trying to remove the bad have definitely helped to increase the bad. The lawsuit filed on behalf of the sellers and the next set that are currently in process clearly show the system is flawed and hopefully can be fix. To not see and try to stop what any experienced agents has seen for them self makes that individual a part of the problem as it only hurts you and your colleagues and buyers. Unfortunately most buyers trust the agents they have, and don’t understand the market, sellers don’t have much to lose as you said they want the highest price. Hopefully good agents will step up and report or at the least not participate in bad behavior in their markets. I know you’re locked into a mindset of there is nothing to see and nothing is happening here but identifying and seeing a problem is a good way to fix it. I know for future purchases I have a lot to do, getting the comps of at least 3 to 4 homes in the area plus checking the DOM, doing a very detailed home inspection with an inspector I find checking on reviews and history of the agent I work with, and not rolling repairs, cash after. Most agents I’ve spoken to have little knowledge of the upcoming changes to their industry and don’t seem interested in the upcoming changes. Most seem more interested in signing a contract mostly buying agents before the new laws are even introduced. Your OBLIGATION’s as you said are a moral duty but these changes are legal and we will see what changes come as they currently have been implemented with changes as the industry tries to find ways around. A blind loyalty to a system with clear problems is not a way to fix it unless you are part of the problem.

      I'm sure you can understand why I might take your comments personally and I truly am sorry if you were a victim in some realtor scam. I obviously can not speak for every or even most realtors but I can speak for myself and my experience. If a realtor "inflates" a listing price beyond what is reasonable, that listing would not sell and the price would be dropped. The market price is determined by what a buyer is willing to pay. So it makes sense to list at a reasonable price. But if a buyer is willing to pay that higher price, that now moves the market price up. That is simply the way a real estate market and capitalism works. The low standards you refer to to becoming a licensed realtor are mandatory Complete 75 hours (5 credits) of pre-licensing courses from an accredited college or approved real estate education provider, Pass a background check, Pass the Pennsylvania & Federal Salesperson Real Estate Exam, Find an actively licensed real estate broker to sponsor your application, Submit the application and required fee to the Pennsylvania Real Estate Commission. Besides this bar for entry, annual mandatory training for all realtors and having to re-register your license every few years. IMO, this is not an a low standard.

    I spent my first 22 years of my life in Laureldale, graduated from Muhlenberg Township high school, and graduated from Allright College. I am very disappointed that you did not mention Albright, college that was founded in 1856. It is a great school. I have not been back to Reading in the last 10 years, but am aware of the mess it has become. It saddens me to hear the storied of what it is like now.

      Great questions, Buying land and building on it is no simple task. If you have a company who is experienced with the process, this will help greatly! That said, there are many factors and typically a new home will bring in a higher profit for a builder. If you are looking at simply ROI for a home, an existing home would generally be better. Again, this heavily depends on many factors.

      To answer your second question, yes, if you own the land you can charge for events. Keep in mind the local township may have regulations on what can and can not be done with the land. Always check with the local township for regulations!

    Jawn includes (but is not limited to,) stuff, things, and whatever one cannot recall the name of. It does have a connotation of "little value." You would not refer to fine jewelry as "jawn." A jar of screws, on the other hand, can be jawn. It's wonderful word. Also, Philadelphia and it's surrounding areas sound the final "r" in words like car, mother, father, butter etc. New England, New York, and the southern accents drop "r" that follows a vowel.

    There are a few nice neighborhoods on the edge of the city but for the most part people in Berks county avoid Reading city. Most of the pubs and restaurants are in the boroughs of West Reading and Wyomissing. There are some nice communities just outside the city so the area isn't bad but the city is. Train service to Philly is planned in 5 to 7 years. We will see.
