Is your issue HOA's? The government? The home? Everything?

@lasvegashomes702 I'm a contractor in Denver Colorado and it's both the HOA and what our government has turned into. I've dealt with dozens of HOA's in the last decade and they can make a simple project a nightmare and a big project impossible. I genuinely like your channel and the content you're making. The place is fantastic, but the HOA is a deal breaker. My hope is to move to Vegas before the year is out. The builder in this seems to be very good on the surface and is worth looking into. Much love to you and your channel and I meant no disrespect to you. I respectfully apologize if I upset you. Good luck to you and your business and channel.

THey certainly build a nice looking home. I haven't ran in to issues with any of my former buyers who bought with Toll Brothers. What issues did yo have? In Las Vegas?

It depends. The model homes are typically the last to sell. They do sell what they term "spec homes" where they've designed everything out for you already (eliminating this part of the new home process). Another con to the location is that some people don’t like the drive down Lake Mead Parkway to get to Lake Las Vegas. First of all, the road has stoplights. Secondly, the drive goes through Downtown Henderson. This area is up and coming and in a slow process of gentrification. Homes Lake Las Vegas is a luxury community and median home prices are higher than in the rest of Las Vegas. This is both a pro and a con. Not everyone can afford to live here, so it is an exclusive community. On the flip side, this means that if you are home shopping on a budget, Lake Las Vegas might not be a good fit. In addition, the higher price point and specific demographic can mean that homes here take a little longer to sell. Finally, many Lake Las Vegas homes were built around the turn of the century, when lavish Mediterranean style was king. While is a pro for many, the style might not be for everyone. Luckily, there are many new construction projects in Lake Las Vegas with a more contemporary feel, including two of our favorite builders - Blue Heron and Tri Pointe Homes. HOA Dues There is a price to pay for all this beauty. Everyone living at Lake Las Vegas pays $200/quarter for the master plan fee.
