HOA Dues There is a price to pay for all this beauty. Everyone living at Lake Las Vegas pays $200/quarter for the master plan fee. This fee covers maintenance of the Lake as well as the lush grounds and landscaping. In addition to the masterplan fee, most individual neighborhoods have their own HOA dues. These can range from $45/month to $330/month (for guard-gated South Shore for example) There are often additional HOA dues associated with condos since they often cover utilities like water, sewer, and trash, as well as exterior and building maintenance. It is possible for condo dues to reach as much as $800 to $1000 a month! Amenities Despite the Village’s potential, many storefronts are vacant. In addition, the local casino is closed. Membership comes with a $10,000 buy in. However, new construction homes have the buy-in waived. In addition, a seller can transfer their membership to a buyer. The wash from storm drains head directly into lake las Vegas.

I can understand why that’s a problem. A lot of new communities are designed like this. But there some newer communities that are being designed to have a bigger lot and more space. Is that what you’re looking for specifically in Henderson?

That can't necessarily just change at any given time. There is a process. Builders however can raise their prices at any time. Safe to say you're not a fan of living in an HOA

This area of the great room did feel cramped but that's the beauty of them being great rooms. A lot of it open for interpretation.
