I'll take a general contractor giving me a video walkthrough wearing golf shorts anyday over a salesperson in a suit who just wants a commission on the home he's showing. A suit or even business casual does not substitute for knowledge and experience. Just my two cents. Great walkthrough! I'm mystified why the choice to stop the gutter around the house on either end? That truly makes no sense unless there was absolutely no other way for them to financially swing it.

I could not agree more that people need to be prequalified *before* they are ever shown property. It protects the agent, it protects the seller (from having ne'er do wells case their property for high-value items they can return after dark to steal, and it keeps from wasting anyone's time showing nosey, looky-loos who have zero interest in buying a home. I got my RE license in NYC when I was 24-25 years old. I co-broked my first few deals with a more experienced male agent who was showing me the ropes at this particular firm. However, on my first solo deal, I was standing in a Manhattan 1-bedroom apartment in Greenwich Village, with a completely non-threatening engineer from England who was coming to work in the US for a tech company, and in this well-lit apartment, alone, with this completely polite, gentle, highly intelligent man, I began to think of how utterly foolish and dangerous this would be had the person opposite of me had bad intentions or ulterior motives. That was the last property I showed on my own, and I got out of the business shortly after that. Honestly, for a young, beautiful female real estate agent, I can't think of a more dangerous scenario if someone...anyone...wanted to get her alone in an empty dwelling. It is true that *dozens* of agents have been killed over the last 4 decades, not just in the US, but in other countries, as well. While the younger female agents are usually (not always) a sexual assault, not that long ago an agent's 84 year old client shot her in her office because he was unhappy with his home. It's not just the predators you have to worry about, it's the pathologically entitled, rage-filled, vengeful people, as well.

I’m a little biased as lifetime resident. But I’ve got a sister and brother in law in Denver and been there too many times to count. Denver and the metro area just doest really float my boat. You get up in the mountains it’s a different story. Other than major league sports they don’t offer that much more than Wichita. 3 hours to KC, 5 hours to the Ozark mountains and some of the finest rivers and lakes in the country. Heading to Colorado, you can be in ski country in 9 hours or so. I’ve been traveling and vacationing in both neighboring states for years and years. I’ve spent years and years in the residential home sector and there are some spectacular homes here. Beside I just like the Wichita people, laid back and unpretentious no matter how much money they got. My two cents.

The big kerfufle I made when I was first looking is that I looked at something south of Kellogg, which is apparently some kind of social faux pas? lol I laughed like crazy, but I had a man and a woman both in their late 30s...both business owners...who told me that I didn't belong "south of Kellogg" and that I needed to buy a place north of there. lol

6% is a reasonable rate, historically. Who wouldn't love to have a credit card interest rate of 6%? Love that your pup is in watchdog mode while dad is working! He's got things handled while you're "distracted".
