Thanks. That should be really helpful approach. The only catch for me is that IRC only goes up to 24" on center rafters, and for an exposed beam and exposed roof decking, it needs to be wider than that. At least 36" OC, but preferably 48" OC. How do I size the rafters in that case? For 4 foot OC, it calls for 2x sheathing that is tongue and groove, but that is a really inefficient use of wood. What about using 2x material with plywood attached on top of it? Or 1" Tongue and groove and thicker plywood on top? Where, oh where, can I get support in the IRC for defending against the building inspector?
@@richdobbs6595 great questions! When you deviate from the IRC standards and you want to argue with an inspector, you must have an engineer standing behind you with supporting calculations. ForteWEB software is extremely useful for calculating what you have described, but the trick is knowing HOW to use it ;)
@@samdstevenson I've come up with a tactic that is code compliant and gives the visual look I'm looking for. Rafters that are 12 inches OC, with 3 2x8s then a 2x12. 2x4s are run along the bottom of the 2x12, and a lightweight tongue and groove ceiling spans the 48 OC spacing between the 2x12s. I can use the cavities above this ceiling to fill with insulation, below the roof sheathing. That gives me beam that is exposed for 4.5" wide and 3.5 inches high. If that doesn't look big enough I attach a faux beam extension to the 2x12s. The extra depth of the 2x12 gives me strength and stiffness beyond what the code calls for.
The rooms with flat ceilings can use 2x8s 24" OC if I use braces and purlins to cut down the spans.

This was great, thanks for the explanation. I've been watching more videos on the construction of homes lately, and I was wondering how much a drawing like this costs. I like reading and understanding how my home is to be constructed, so I'm curious how much it normally costs for a drawing such as this. I appreciate your time. Thanks.
You're so welcome! Glad I could help! The answer to price is a function of who is buying and who is selling and the supply and demand constraints. But I can say that in the PAST getting an extremely underpriced framing plan from an engineer was about 20 cents/SF and the architectural set varies widely depending on who is doing it. Start at around 40 cents/SF and it goes up from there. Architects are around the $9/SF range.

Do you always build models to pull floor plans and elevations from it? Is autocad faster to create layouts and floor plans then chief architect?
Yes, I've been doing that from the very beginning. Any tool learned to be used quickly can do quick work. I would not say Chief is faster than AutoCAD, but I would say someone drawing lots of lines is probably slower than someone who doesn't have to.
