With its age it’s been through at least 5 or 6 hurricanes since I’ve lived in the area. Florence being one of those. Shes still standing. Isn’t that bananas 🍌 😂?!

Totally. I will say some of these newer manufactured homes are unreal. They offer more than some of the tract builders you see.

Land alone is selling for this much just a 5 miles away. Crazy huh?! Living close to the beach has it's pros and cons.

And it's under contract. My buyers that I did this video for didn't buy it but it is sold. I'll keep you posted on how much it sells for.

Hi! That’s a common fear given the reviews and concerns I had myself. I don’t live in this particular home but I’ve lived in a DR Horton in another neighborhood nearby for 5 years now. I love it. I really think it depends on the area and neighborhood. I think you’ll be very happy. Just make sure to try to get all your punchlist items completed before closing. Happy to help if you need it.

I will say that short term rentals/airbnb/vrbos are not allowed in the City of Southport anymore except for those grandfathered in and this home is. It could be a very profitable investment from that standpoint with its location and charm.

@@jesswain Thank you for your reply, but it has zero curb appeal and as for the location, you can get a nice home in the surrounding areas of Seattle with scenic views for a little more. Even if Airbnb was allowed the home is so overpriced. The house is amazing, but to me so not worth the asking price or anywhere near it. Hoping you and your family have a Merry Christmas

Interesting…I honestly know nothing about identifying a time period in which a house was built; however the listing agent states…”believed to have been constructed in 1773, was gracefully relocated to its present address in the early 1900s from Orton Plantations.” The tax records also indicate the 1770’s.

I’m pretty sure this was the Litchfield or it could’ve been the St Philips. Let me find out for you. I know they are building these two plans in Beach Walk and they’re offering a 5.99% interest rate and $5000 towards closing cost. In my opinion these homes are the best bargain going in Brunswick County right now. Let me know if you want to see any of them. Good evening. I love the Cali plan! Yes this community, Bella Point, does have an HOA. You’ll find most DR Horton communities do in our area. However the HOAs are typically a little less restrictive than some of the nightmare HOAs you hear about. The HOA is $696 a year and includes a community pool.

When are you thinking about moving? I can hunt down all the Cali’s for you 😀.

I like Brookstone too. So many great values off Sunset Harbor Rd right now. New construction and older homes.

My opinion......I was in Mill Creek Cove back in 2009 when there was only 1 house there. You can see it in the video as the house on the corner on the 2nd left turn (large brick home across from the clubhouse). Later, a 2nd house was built that you can also see in the video.....the first left turn, 2nd house from the corner (White house) with large front porch. Those 2 larger styled homes were originally going to be built in this neighborhood. Mostly "custom" built homes. What you see now are much more "cookie cutter" styled homes. Mass produced, less custom. Not to offend people now living there but, the original intent was to have Mill Creek filled with larger custom built homes like Winding River, and St James. However, if given the choice between New Bridge and Mill Creek, I'd choose Mill Creek for it's windy, slight hilly roadways.

I want to add, back in 2008, the housing market crashed and a lot of builders went bankrupt, including the likes of Avalon of the Carolinas, Mill Creek, and Sea Watch to name a a few, Sometime in the early 2010's, some big time investors from Wall Street swooped in and purchased these foreclosed properties from the banks. What you're seeing now is the result of those purchases. They got some spec home builders such as DR Horton to build a ton of standard homes within those communities. The only community that really bounced back on it's own was Riversea Plantation. The residents who own the smaller patio homes in the front section of Riversea Plantation are the ones responsible for saving that entire community. Riversea is now flourishing with larger custom built homes. Back in 2010, I could have purchased (from a selection of several) lake front property in Riversea. At that time, there were (3) exceptionally nice lake front lots (out of a dozen or so) that were bank owned and were offered for a mere $25k each. I opted to purchase an Ocean front 2 br/2 ba condo in South Myrtle instead. So, with stating this, I just want people reading this to know, I've been scouring this area since late 2008 and I saw so much back then, and since.
