Can you talk about the regency condo by the country club. The bldg is 50 years. Just wonder if any litigation or problem with the bldg construction?
I am not aware of any current litigation but since the property is of that age I know it has gone through a few renovations. Some units have had windows replaced, and pipe stacks addressed for plumbing. What was it about Regency that has your attention the most?
@@bryce.edwardsthe view and its location that close by the strip (still don’t know exactly where’s located but I know the portion on the strip is not safe which closes to the art district and downtown LV). I am located oversea and planning to move to LV for retirement.

Seems like you don’t learn about the HOA rules until deep in the process. Maybe I’m not understanding correctly.
Great observation! The HOA packet is ordered within 2 days of acceptance but can take awhile to show up. It's important to note that most common questions can be answered before writing an offer

@@mike-uw6wt Most towers will have a list of pre-approved vendors that you can reference. I actually just went through this about 2 weeks ago at Turnberry Place. Finding workers should not pose a big issue
@@bryce.edwards Good to know because it could expand the units I would consider. A pre-approved list is great because they are somewhat vetted.

Totally understand, I tend to lean your way for my personal taste. You can find some warmer feeling homes in The Ridges, Southern Highlands, and MacDonald Highlands.

Love Sky Las Vegas, great building! This part of my video was pretty much from the hip and I just tried to think of the towers that have the most transactions as they came to mind.
The fact that they're building those Four Seasons towers proves that the Henderson's city council only cares about money. And if you live here, like I do you better make damn sure you don't have a leaky drip head or two or they may catch you and fine you. Yet some of these mansions can have 4 pools that they'll never use and their community golf courses must stay green. I thought all outside water use is gone forever? Oh I guess they only care about that if you're not a millionaire or billionaire. Have any of these people ever even been to Lake Mead?

I was big into southern highlands around 2010 than the ridges took my breath away in 2015 but now i only go to Vegas to visit. Too dry and the hot summers got the best of me.
Good video man. I'm a loan officer in Las Vegas and I have a house for sale in MacDonald Highlands at 665 Falcon Cliff court. At just over 4mil it is the lowest price in planning area 20 which of course has the most straight on strip views.
I've definitely seen that home on the market before. If you're interested, we should explore doing a home tour for my channel and getting it as many views as this video did!

All the 'well to do' buy their boloney & cat food at that store. The parking lot looks like an exotic car show~ except for my auctioned $3300 Crown Victoria police car. Personally I think my car is more practical~ when I'm merging onto I 15, everyone gets out of my way~ try that on a Lamborghini lol

There are only 3 homes left in mesa ridge…those are the model homes in the $3 mil plus pricing. Those homes you showed in the email for $500K are not in mesa ridge
You’re right, I jumped the gun. The second home I showed up as the Mesa Ridge model. All 3 models just had extensive price reductions recently.

How rare is it for a CURRENT Las Vegas resident (not someone who sold their home in ca/ny and is now moving here) to upgrade to a $1m+ home? Under 1% of all home sales? So this would be very rare for a current resident to afford >$1m house?
That's a good question. Off the top of my head, I can't think of a way for me to track this data. It would have to come from a third party like USPS or UHaul I guess. I'll agree with your point though. In my own experience, a lot of the $1m+ inquiries I get is from out of state.

Why would it matter if the prior owner was using it as a secondary residence, if you plan to use it as your primary? You would be paying a lower rate as a primary residence owner.
If the prior owner used it as a secondary residence, the tax was capped at 8% increase per year. So that home could have increased an extra 5% each year compared to a primary residence.
