We had a EPC survey done this week he was in and out in 9 minutes, he didn't check all the room's, didn't check the loft, missed out on so many things you listed here, he's rated property as a C, with 150mm of loft insulation, which isn't the case as joists on 100mm and only have 75 mm of loose fill insulation, so wonder what that puts the rating down to, plus we have a gas fire as well as gas central heating on old non condensing boiler, yet he listed as no secondary heating, what should I do
Hi Alan, I'm an energy assessor and I can assure that you can't do a proper EPC in 9 minutes, and if there is access to a loft we are obliged to enter it and measure the insulation as part of the survey, and even if he had an estate agent's floor plan to hand he is still supposed to use his own measurements rather than theirs. As with any profession there are always those few bad eggs, and unfortunately you seem to have got one. I am guessing that because he is rating properties higher than they might actually be, he is not expecting any questioning by those commissioning them. You may simply want to raise your concerns with him directly (almost always the preferable option) and see what he has to say, but failing a result there, If you look on the EPC that he issued you will see all of his details, along with the accreditation scheme that he belongs to (usually Elmhurst or Stroma) and you can call them and tell them your concerns, the auditing teams are necessarily strict and will almost certainly be onto him very quickly, this would force him to either do a re-assessment of your property (which you may not want given his unprofessionalism) or withdraw the EPC.
You need to check on epc register here: www.gov.uk/find-an-energy-assessor if the assessor name appear then you need to check if new EPC is lodged here: www.gov.uk/find-an-energy-assessor If you can see new EPC you can find there assessor's details and report it to his accreditation body (you can find details on the certificate as well). As an assessor I am sure your EPC done in 9 min is incorrect and need to be reported. If you cannot find your new EPC then it can be a fraud and need to be reported to the police even if you haven't paid (if that person took a pictures inside your property).
