PadSplit Secret Sauce... Give everyone access to the Master bath.
One thing @PadSplit is known for is taking what once was a Master Bedroom, shrinking it a bit and throwing in a hallway or finding out how to make the master bathroom accessible to everyone. The Minimum bedroom to bathroom ratio is 4 rooms to 1 bathroom. So if you are taking a 3 bed 2 bath and turning it into a 5,6,7,8 Bed 2 bath you have to give access to that previously exclusive bathroom.

PadSplit them selves do basic background check, but I do some research on incoming members as well.

Mobile homes are welcome! There are a few investors who just have PadSplit mobile homes and they have done well too.

I have the exact same situation with a home in FL. Same sq footage, 3bed 2bath, same mortgage payment. What about parking? Is it going to be a problem with 6 cars parking at the property? And how do we determine how hot the market is in my area for this kind of business? Does Padsplit gives you market statistics before you go and do all the renovations?
Great question, we have seen the same thing that Padsplit sees across the country 50% of the people staying at the property do not have vehicles. As long as you are within a quarter mile from public transit.
