@@aldotorre8802 The first tower in E11EVEN is the “party tower” the second tower is private. I believe these type of condos have pretty great sound insulation to account for these type of amenities. But we will see haha
They have solve the HOA problem first. And if these developers think they gov’t is not going eventually push back after what they did with those elderly residents with HOA thinking they were going push them out. I would not bet on them. I wish the developer be little more careful. They always try this and it doesn’t help anyone
@@mgv19able I think you are referring to the landlord evicting their month-month tenants? And if so yea many consist of elderly people who are struggling to find affordable rents, but never the less the landlord can legally terminate the month-month with a 30 day notice, but I believe he has given them 2 months.

The HOA situation is making it extremely difficult for people. Not everything is sunshine and rainbows like a lot of people portray it online. Also, it's always Brickell and parts of downtown, never Allapatah, Little Havana or other areas where average Miamians live. I wonder why.

Good info, but why so many empty condos with high HOA?
Wouldn’t quite say empty, about 25 or so new luxury condos are being built and sell off for the most part before construction ends. In like any market there will be vacancy and HOA can be high due to the extensive amount of amenities these luxury condos offer.
Miami is a latin third world countries capital with poor driving habbits no common sense, lack of education, high crime rate, too much traffic, overpriced real estate, high HOA fees and crazy high insurance rates!!!!

The major downside to all of this fabulous growth is ........the heat! And it's getting worse. Miami would be heaven if it had San Diego weather.
Hmm never been to San Diego but all this growth is because so many people are choosing to move to Miami despite the heat, so it’s tolerable, and as you spend more time there you start to get use to it

Climate change and rising sea levels will make properties in low lying areas and coastal areas impossible to insure. Banks will be reluctant to give a mortgage for 15 or 30 years because the property may be under water. Selling properties to average buyers will become impossible in the future as banks and mortgage companies stop making loans for these properties. Coastal areas are a high risk for insurance and extreme weather like hurricanes. People will have to self insure and take the risk of loss. Condo associations are losing their insurance and if they find a new higher cost policy they will be passing on the higher costs to association members. Flooded cars from hurricanes were filling the salvage lots. Insurance companies will raise rates and pass on the costs and risks to policy holders next year. Coastal properties will be confined to wealthy individuals that can buy properties with cash and self insure for losses from hurricanes or rising sea levels.
They probably pronounce it like Ree-jiss, like the St. Regis Hotel in NYC. They're owned by the Marriot Hotel Group. You did a great tour, the design of the buildings is beautiful.
