Estimate that you will lose 25% of this in maintenance, taxes, insurance etc. So, you yearly profit will be about 75% of 21600 or $16200. Now 16,200 on 290k is about 5.6% return. You could make at least 4.5% in a savings account. You could make more if you played stock market. I don't think you do. So, rent it out. You are getting some cash. Note though you only do this if you do not owe anything on the property allowing you to make some profit. Otherwise you could lose money if the rental rates drop and you are still with a mortgage.
