Please stay away from big management companies. I don’t want to mention their names but one of them is so popular in lake view area, they manage almost 50 buildings. I was paying $1550 for a 1 bedroom. For renewal they e-mailed me 7.5% (125$) increase for 2025. Their 90$ utility package does not include electric and gas (+ heat source is electric, December bill was $130 and still cold). They advertised the unit next to my door lower than what i’m paying in 2024. When i realized and told them, they changed the price on Zillow. I’m considering to go further north like irving park, ravenswood.

The answer is none, is too expensive and not as good as the suburbs.

"Who doesn't want a spire?" Answer: the guy that owns one. What IS the practicality of a spire? Many practical advantages to a raised first floor with accessible basement. Natural light, more accessible infrastructure & utilities, exits or oxygen in an emergency (don't laugh). It's still a basement, yes. If you're willing and able to convert it they can be quite livable with modern techniques- think: heated floors, window upgrades. I have a urinal in my basement bathroom but only because it's practical, and adds to the "charm" of the layout. Can you install a urinal in a spire? who would use it- bats? I ask: Who wants a raised ranch? Answer: the guy in a ranch with the inaccessible cellar. Have to agree about stucco.

The bungalows I think are beautiful, but all of them need a full second story because the second story as built were only a loft which was for storage. The second story is unlivable.

I lived in a 45 unit 3 story vintage condo building in uptown in the 90's. Definitely not S tier. More like C. Some of the lobbies you show for vintage buildings are similar to co-ops. I believe with a co-op the property tax is paid by the co-op and included in the assessment. I wouldn't place co-ops at the bottom tier. Many of these are in good locations along the lake and are good if have the cash ro buy these. When rates are higher the interest from the lower purchase price can offset the assessment. I agree these buildings don't work well if you have high income but less cash.
