View From the Roof in a Home Inspection
Not every home inspector will walk the roof, but it's important to have your roof inspected during the home inspection. If your roof is too steeply pitched to safely be walked, find a home inspector who uses drone cameras. There is too much that can't be seen from the ground.

AC Secondary Drain Line Leak
Просмотров 50611 месяцев назад
Nothing like going to great lengths (so to speak) to fix a problem without fixing the actual problem. The water leaking out of that secondary drain coming from the AC shouldn't have been doing that to begin with, so they wouldn't have had to come up with that elaborate system to direct the water away if they had fixed the clogged drain to begin with. Termites especially like areas where they have access to moisture - just like everything else, they are looking for a water so...
House Flippers Don't Fix Major Issues - Make Sure You Get a Home Inspection

We often see flip homes where the flipper has updated the home cosmetically, but left all the major repairs for the new homeowner. This is what we like to call "lipstick on a pig." That doesn't mean you shouldn't purchase the house, you just don't want to be surprised down the road. In this case, their hard word may be all for naught, when foundation repair and/or water damage will cause all th...

    With the neutral and grounds being separated in that panel, I wonder if that house has a main disconnect outside. If so, I believe that there should be no bonding screw in the panel shown since it would not be the first means of disconnect.

    The secondary line needs a ptrap also, to keep air flow from blowing out of the line. Quite often water will blow out of secondary drain if the static pressure is too high.

    What is the basis for your claim regarding Challenger panels? The only thing I can find are anecdotes, but nowhere have I been able to find lab-verified evidence that indicates there are any issues with them. Ask any electrician and they'll tell you they've seen problems with just about every panel out there... or rather, they've seen problems due to unscrupulous work by people who don't know what they're doing. Anyhow, if you can point to ***empirical*** evidence demonstrating a problem with Challenger panels or breakers (and by empirical I mean replicable testing that demonstrates a deficiency, not anecdotes from other RUclipsrs) I'd be very interested. I just came across this bit of "wisdom" when investigating something I didn't like (electrical work by a generator installer). Lots of folks hand-waving about Challenger, not a single one of them able to explain what's actually wrong. It's kinda like the whole Prius "spontaneous acceleration" thing, which never existed. These were just idiots mashing the accelerator. If they really had their foot fully depressed on the brake (which was the claim in the accident reports), the car would have stopped, even if the throttle was wide open as a Prius engine + motor cannot overpower the front disc brakes on that vehicle. I was prepared to replace every breaker in that box. Went to my local electrical supply shop, and Yoda behind the counter said "happy to sell you Type BR breakers I am, but wasting your money you will be.". So... I went looking for the source of this "knowledge" and all I see are people with no engineering credentials parroting anecdotes they heard elsewhere. Some insurance companies even got in on this parroting, but they don't seem to even have weak evidence (which would be statistical correlations between Challenger panels and fire claims) to support that. Anyhow, I'm still prepared to replace the breakers if there's a legit issue, but I still can't find reliable evidence to support these claims about Challenger.

  • @misteraon
    @misteraon 4 месяца назад

    I have a challenger panel and the approach that many inspectors have that they should be replaced is an over zealous approach. If you dig deep enough, the only real issue was with very specific GFCI breakers with yellow reset buttons. Normal breakers are likely just fine. There have been numerous acquisitions of the challenger line…now currently owned by Eaton. Eaton does make type accepted breakers including GFCI and AFCI.

    This is such an old video but thank you for including the actual sound! I used this to confirm what it was I was hearing was the water heater and not some demon opossum trying to knock it's way in through the walls 😭. I was googling what it could be and so many people reply to knocking sound inquiries with "your hot water heater is gonna blow or leak monoxide and you're gonna d1e" like?? So this video confirmed to me that it is what I was hearing, it's okay for me to sleep (it's been 4 hours of me trying to figure it out starting at midnight) and I will wake up 😅. Places like Home Depot seem to be famous for selling say a GE panel that comes with a selection of breakers. Go further down the aisle to get more breakers and they don't have any of that brand so you are stuck with a mix of breakers to finish the job that you started last week. OK, you should have started the job with a Homeline panel.... but they were out of them on your first trip. Since the pandemic, it's almost impossible to get exactly what you want every time.

  • @pahuns9398
    @pahuns9398 2 года назад

    You are slightly off with your explanation. It's not the sediment floating around banging on the walls but the popping of bubbles from the water that is absorbed in the sediment as it heats up. The sediment that this happens to is caked on to the heating element (electric) or on heat transfer plate (gas). This is why flushing a tank won't always get rid of the sound in a gas unit and almost never works on an electric unit .

    I didn't realize challenger panels were problematic. To those unaware. FPE, followed by Zinsco , sometimes rebranded as GTE/Sylvania, are well know for breakers failure to trip when needed. As for the Federal Pacific Electric "stab loc" panels, i can contest how dangerous they can be. About 10 years ago I suffered serious burns requiring medical attention, when I was unplugging an arc welder from a 240 volt, 50 amp outlet in a friend's garage, protected by a FPE panel. Part of the outlet had broken away, allowing for the lugs to come loose and touch the metal box and each other. Neither the 2 pole breaker for the welder nor the main breakers tripped. I am literally crawling on my knees to get out of the garage, with the panel on fire and molten metal flying everywhere. Eventually the cutout on the pole transformer blew and cut power.

      @Sparky-ww5re Год назад

      @@glasshalffull8625 I made a full recovery, I do have scars on my right arm and chest area. I had holes burned into my T shirt. The welder outlet was surface mounted and had metal conduit to the panel, which began burning like a fuse spraying the area with molten metal. As a journeyman, if I see an FPE panel I warn the occupants to seriously consider replacing it asap, and I have the scars to prove it. I will not replace breakers or do any work whatsoever on the system unless it's replacing the entire panel, it's a liability for our company if and when something bad happens and we are the last one to screw with it. We currently use square D , sometimes Siemens.
