    Good luck if you think they will opresheyate it good luck getting your rent with laber now it will take you two years to get them out you are better buying to bitcoin in ten years bitcoin could be werth five hundred thousand so with a hundred and fifty thousand you can buy three at the moment and forget it no hassle for ten years it goes up and down don't sell for ten years sell at the top happy dayes

    Word of advice to all homeowners please do a background check because most people are up to no good and are either trying to scam you or they are shaming the system .. Remember that you are bringing a stranger into your home, and you will lose your privacy and some of your personal information ..

    hopefully someone will read this and give me some useful advice. I own a flat in the uk, I left it in the hands of a property management company in 2006 when i decided to go abroad and start a new life. Never had any problems until the other day, when an old friend phoned me sounding a little upset, btw i have my post sent to his home address. He said the BCC bailiffs had called him and were on their way to his house to legally remove goods to the value of an unpaid council tax bill. This was quite late at night! I couldn´t do much, due to the time, luckily it appeared to be a threat. Cuz when my friend did get home, his house wbelas intact. Following morning i called the bailiff, she said this was an outstanding council tax bill from August 2020 - February 2021. The amount she said needing paying was quite a large sum. i promised id be in touch soon with a clear explanation. After several phone calls i was none of the wiser. You see i changed property management companies about a year ago due to too many stupid experiences with them. Just be a coincidence their company was taken over in February 2021. i naively thought that they were part to blame for this unpaid bill. Anyway things turned ugly last friday night at 7,45 pm. Again another phone call from my terrified friend saying the bailiffs were on their way to his house!! I without delay settled the bill!! I cant believe the treatment dished out to me and my friend, to say it was heavy handed was an understatement!! I am just wondering if i am entitled to compensation??

      Well as in anything with property you must have a plan B! You can appeal, you can be creative and do something else with the property, or you can wait and try again in future. Often the preparation is the key to understanding the likelihood of success.

    Thank you Niel and Wendy. I am totally inspired by your video, to continue fighting this injustice, for both our tenants and us. I absolutely relate to Wendy’s comment re a heavy heart. You do your best and make a nice HMO for tenants/customers and are treated appallingly. It is wrong on so many levels.

    Hi Wendy! You mentioned that the benefit of small HMO's is that one does not need to stick to the government guidelines. I thought that a HMO is 3 tenants unrealted + and in this case all the rules and regulations apply even in an area that does not demand additional licencing...?

      it all depends on your local area. In our area, a small HMO is much less onerous when it comes to regulations. Yes, you need to pay attention to some fire safety aspects such as fire doors and interlinked smoke detectors and a CO monitor, but you don't need to check them so often or worry about minimum room sizing.

Just a quick follow up if I may; How do you know whether one's specific council will overlook the minimum room sizing when it comes to small HMO's? Obviously assuming there is no additional licencing... I guess you are not concerned that if you do not adhere to it and they decide to bring in additional licencing that it will not affect you...

    Hey, great video. I had a question on your church house property. Does your cash flow include voids? Also what LTV to did you refinance on ? Big thanks, just trying to understand the numbers as the sort of deals we are working on

      We have very few voids in this property but as I am quite cautious I always calculate 15% for voids and maintenance. We refinanced at a 75% LTV! Many thanks Wendy

    It seems there is no specific rules regarding council tax disaggregation - so anyone could be affected ? depends on the VOA arbritary decision ?

    Hello Wendy, nice video and I like the non-transient approach. Another idea maybe: I have a 9 rooms HMO I rent it to one single charity and this company is managing the tenants (people the charity is supporting) but could be a company with their employees. If we imagine a system where there is only one renting contract, maybe the « beneficiary » factor is falling. Because if the room is busy or not doesn’t influence the rent amount. You can decrease a bit the rent which is compensated by the fact there are no void and no additional tax bandage... just an idea, not sure it works??

    Let’s get this right: the crowns the bar association, ( not the queen); owns all the land in England, But what they don’t own is property;( home ) that you paid for and paid the tax on it, so they can not keep taxing your property over & over again, so inform them that your happy to pay for the land that has services come to it ;( fire; police; ambulance etc), so what the assessment on the land £250 yr, Just a thought
