@@jeromethibodeau4378 Huh? This project is in Surrey. 2ndly, they don’t have any of that money, just a fraction of the purchase price in the form of a deposit which they can’t access and the money from the sales don’t get paid until the building completes.
Million dollars is DT Vancouver or West side. East side is $500-700K for 1 bdrm. Surrey is in Greater Vancouver region, it’s not Vancouver, just like Greater Toronto is not the same as downtown Toronto.😂

This January/March we saw buyers trying to get ahead of the spring market, by mid April things were dead. I think we're seeing buyers jump in even earlier and we'll see an earlier drop off in demand come 2025.
I only got a couple of friends in abbotsford.

Downtown Vancouver has declined a fair bit over the last few years. I would still argue that just outside the downtown core still the best neighbourhoods, places like Kitsilano lower Lonsdale, Fairview. As downtown Vancouver declined some of the suburbs have really improved. Places like port Moody and parts of Langley and what not - lots of young people, a lot of new, good businesses, walkable, low crime.
If we were a prospering country I would agree with you. But we are not a prospering country.

You don't have to guess, you only need to look what buffet does. Their company has more liquidation now since 1990. This means something really bad, probably related to trade terrifs is most likely gonna result in bad economy.
@@Cuttablebeast1 Warren buffets company also has more money wealth than ever. If you look at the amount of cash they has, yes, it’s higher than normal but its not what you’d call “a crisis” amount of cash. There have been several periods where he’s had more cash handy than this (in comparison to total assets) and they weren’t followed up by an insanely horrible recession. Look at it as a percentage of their total assets, not just cash.
@@thatagentkelly the massive crash you speak of happened in 2019 with the covid which resulted in inflation. I know since I made a lot during that time and was able to buy a house. However the new generation (me included) is extremely bullish when it comes to the stock market so it didn't have the "crash" effect. Resulting in the market bouncing back very fast. (Which was good for me) We will most likely see this again with Trump's policies which I think is why the buffet is making more assets available for this. Being bullish is great but if market is hit with a 20% then we'll see. Small business will take the highest hit with smallest margins and big corp like apple will lose in the shorts term which is why buffet is selling apple.
Furthermore I wouldn't put anything in small business for this reason, sadly there is a high chance of bankruptcy.

Elijah is good but Solana is in a better location with more incentives at the same price. So for now id go solana over Elijah. Elijah is a great project as well though

All data is pointing at a recession and you do NOT want to have a recession and an inflation rate lower then 1%. The BOC shit the bed on this one. Massif cuts will be needed for sure, doubt they will go down to 0% tough, but I would not be surprised at around 1.25-1.5 %

Kelowna is dead in the water if they lose on tourism, I grew up in Kelowna and I have seen first hand how much they thrive on tourist .Okanagan Realestate will always bounce back, but the impact it will have on jobs is going to be costly.

The Interior/Okanagan, the Kootenies, literally everywhere else in BC. I tried it too, but came back to the Lower Mainland because I like big city living though. I think the island is probably the best best since you want similar-ish weather. I just don't have enough experience travelling there to name any good hubs. But I do think that it is underrated there.

Not just Surrey - Every pre-sale condo that I looked at in Vancouver was tiny and in a bad location with some having no parking or being slated for part social housing. No Way - they must be crazy! I went and purchased some mid 1990's and early 2000's condos in Coal Harbour Vancouver. Renovated them and flipped them into rental units.
vancouver is the most overated city. It's crazy. If you are super rich, it offers some great options, but for middle class, if that even exists anymore, it's a terrible experience.
If you are super rich I will argue that there are way better cities to live in

Everything is about politics. They're making the rules of the game as you play it. If they did a strict, nobody without a Canadian birth certificate can buy anywhere in BC, prices aren't going up for 2 decades. The BC government could buy farmland near langley and build 20, 50 storey apartments. Increase taxes. The options are endless to send prices in whichever way they want, for however long they want.

how was edmonton?
I would say this: At the peak of the Oil boom in AB in 2007, the housing prices in Fort McMurray, Edmonton, and Calgary were very close to the averages in Vancouver and Victoria. Markets are irrational and often overprice things on the way up. If you’re looking for an investment; it is in Edmonton condos. They are the cheapest of any major city in Canada. The trans mountain pipeline has only been fully operational for maybe 8 months. Condo prices in Edmonton are lower today than they were at the peak of 2007. Build starts are lower than they were in 2022 and 2023. Population is up around 30% since then and average incomes are up 35%. I would avoid areas like Vancouver, Victoria, Abbotsford, Chilliwack, Toronto etc… for at least 2 more years.
Ya, people shit on my decision to buy a condo in Edmonton but I bought it for 50k. It's not in a good neighborhood and it's bottom floor.. but a lot of people bought back in 07' for between 150k-200k in the same building and still have a mortgage. The condos are a steal right now. Yes it's risky as it's a boom bust economy with a lot of social problems but no way I was going to buy a condo somewhere with inflated prices. I made sure I can rent it out in case the economy was shit - which it is.
