    I think a new system like car loan needs to be put on their SIN where each month is deducted so that people don't abuse the system. Govt needs to understand that it is not the responsibility of the landlord to pay for their tenants and Govt can take care of these people.

    LTB is useless, watiing for well over a year. Hearing was in May. It's now september 1, but no decision from LTB. On the verge of losing my house . I hate LTB with all my heart

    The massive enabling of bad tenants is keeping perfectly good units out of the long term market. With Airbnb as a viable option for most small landlords, why would you link your own financial wellbeing for a systemic issue? Without special protections at the provincial level for small landlords, the long term market isn’t getting any unit of mine.

    8:38 Carry Forward or capturing past Grant Entitlements. It is a common misunderstanding that 3 years of contributions or $4,500 would attract $10,500 of Grants (Max. Annual Grants ). This could be costly because some of that contribution could possibly Not get Grant matching. The Carry Forward provision allows to capture unused prior year entitlements up to a Max. 10 years (2013 since we’re in 2023) or as far as DTC is approved. ESDC will look at years where the Higher Entitlement Rates are 300% and 200% first, before lower matching rate of 100%. More specifically, they look at unused Entitlements with higher matching (300%) first, until exhausted, or the Annual Max reaches $10,500. Then they look at 200% unused Entitlements. Then 100% if any. It could take several years to capture all the Carry Forward Grants.

    Bond Entitlement for 2023 is $34,863 for the full $1,000. Between $34,863 and $53,359 there is a sliding scale when the Bond reaches $0 For prior years the ranges are less. 2013 Thresholds $25,356 and $43,561

    Family Income Threshold for 2023 Grant Entitlements is $106,717. Remember, it’s based on 2nd year prior, so they are comparing that to 2021 Family Income. The threshold is similar to the Top of the 2nd Federal Tax Bracket

    6:56 Family Income transitions from Parent’s to the DTC Approved person (Beneficiary) in the year the Beneficiary turns Age 19, Not Age 18. This is important because if the matching rate is still at 100% and only receives matching on the first $1,000, then a $1,500 contribution could have $500 Not matched. From another perspective $3,500 of Grants is Not paid into the RDSP. Since the Family Income is from the 2nd year prior, the DTC approved person should start filing taxes for Age 17 Tax Year.

    If a landlord is upset that they are not getting the "going rate" or market rate, they should first examine how inflation has decreased the value of their mortgage while the property itself has kept pace with inflation and likely exceeded it

    I don't see how cash for keys is the "better option" when you have a tenant who has given no first/last month's rent, has paid no rent, has lived there eight months rent free and now the landlord has to pay them off to get them out? The system needs to be fixed. This is not right that it costs the landlord so much money, time, and stress to get a professional tenant out who knows how to play the game. It is criminal and there has to be a better way.

      How did a tenant move in without giving first and last month's rent? Until first and last have cleared and are in the bank, no keys are handed over, no admittance is given.

      @@maryg4082 Unfortunately, that landlord was a man who did not live in the modern world. He never owned a computer, let alone go online. He was an old-fashioned, kind soul who trusted a person on their word and a handshake. Unfortunately, he was taken advantage of. In the end, he did get them out and got to move upstairs out of the basement for a few months before he died. That BS was the last thing he needed in his final days. He didn't have the energy or the time left in his life to serve N4s and wait for a system that was two years behind. People suck.

    what if the tenant finds out that the landlord doesn't have a valid rental license, didn't do any repairs, and did not provide any valid rent receipts for all tenants, tenant contracts copd from stress and prolonged mold exposure, as well as harassing the tenants?     My tenant is under lease for 4 more months, I had to pay a realtor to get the tenant. He has purchased a house so he is moving out early but does not want to pay the rent for the remainder of the lease. He stopped paying rent before of this month, his explanation was he wants me to apply the last month deposit as rent. I sent him a N4 form which has a 14 day deadline. He says he is moving out before the 14 day deadline. What is the process of collecting the rent owed for remainder of lease period.

    It is very informational video, thanks for posting it. I have a story to tell and a I will really appreciate a REPLY. So, almost 5 months ago, I was looking for a place to rent. I found two bed and one bath basement which was for $1950 + 30% utilities. I was going to share this place with my friend because I'm student. I found this place in June 2022, and We went ahead signed all the lease papers, gave all necessary documents (like photo Id, credit reports) to the landlord. Also, did the background check. We also gave the landlord our last rent which was $1950 and Damage deposit of $1000 in June. Our move in date was the 1st of August, and around 15 July, I got call from landlord that he cannot rent us this place because my roommates credit score was low. (This was the reason he gave, fyi my roommates credit score at that point was around 650+ and mine was 750+). Landlord gave us all the money back on same day. And we were literally so frustrated for literally those 15 days because new tenants were moving to our place in august, and we didn't had any place to move in. Somehow between those 15 days we found a decent place for us to live. I told my situation to so many people and unfortunately everyone was kind of telling us, it is landlord's decision, and since we didn't moved in so there really nothing we can do. So my question is it even legal? Is there literally nothing we can do? This Landlord wasted our almost 2 months, just to refuse in the last.

      Unfortunately under no circumstance are you the tenant allowed to change the locks even if they are broken. Call the rental housing enforcement unit office and report the maintenance issues. The landlord would be fined after being told to fix the problem if they didn't fix it and ud b covered legally as a tenant. It's basically the fastest way to get results without going to the landlord and tenant board.

      Document everything. Record everything. Video, pictures, emails, texts, phone records. The 24 hour rule is the landlord has to give a reason for inspection. What is being inspected. Time or a window that work is being done. Walk through or inspection.. you should be told by your landlord the reason they are coming. To me personally I'd consider that as seariously interfering with the reasonable enjoyment of your rental.

    With the wait times getting an eviction order is only ok if the Landlord can afford to cover the loss. But in my son's situation he's at risk of been evicted as well because of a rogue room mate refusing to pay rent or leave. My son is the only one on the lease and the other guy is a just a boarder.

    My son is caught in a tight situation right now with a guy who refuses to pay rent. He gave him a 60 day written legal notice to vacate and did all the proper procedures. He is still there and said he's not leaving or paying rent. He is not even on the lease or signed any papers at all. My son holds the lease but this has put him in financial hardship and is stressed to the max. He is in fear of loosing his apt right now. This is not this guys first time and knows the corrupt system of squatters rights. I want to personally go there and toss him off the balcony! He had the Police there and they did nothing even after he told them he's not paying rent or leaving. What can I do to help him. This is urgent!

    Took me a year to evict the tenant who left the day before the Sheriff showed up to escort her off the property. Sheriff remembered her from a previous eviction. Tenant is a paralegal with a previous history of such conduct. I had obtained both L2 and L1 eviction orders. Tenant decided to stop paying rent after she received an N12. She requested an LTB review of the L2 order, which was denied, then she appealed the L2 order in Divisional Court. I was able to have the Automatic stay lifted, by getting the judge to order her to pay ongoing rent during the appeal process (Gaming the System, which is an abuse of the appeal process), which she failed to pay. She requested an LTB review of the L1 order, which she was granted (another two months later), LTB maintained order for payment of all arrears, but i had to deduct $300 for some minor maintenance issues she trumped up. She filed a BS T2 against me, which I was not ordered to pay anything.

      This applies to residential tenancies. Commercial units are about 90% similar with a few different rules when it comes to compensation.

      @@CarsonLawOffice Commercial tenancy laws are skewed in favour of the Landlord and Residential tenancy laws are skewed in favour of the tenant. Hence the Residential Tenancies Act, 2006 use to be called The Tenant Protection Act, 1997, but felt this sound to one sided.

      It would be on the purchaser of the property unless there is a clause in the Agreement of Purchase & Sale stating that the unit needs to be vacant at the time of closing.
