05/16/2024 I just found your channel and am very glad of it because I have intentions of moving to Waterville within the next couple of years and am interested in trying to find a rent to own home.

Some of this data is just too skewed for it to be useful for the general public (populated areas). Should be looking at southern maine/cumberland county stats rather than an overall average. Cumberland county is still selling in under a week and going for well over asking.

Sir' your videos are not SEO-friendly. you must do video SEO to get good results. SEO increases views, If you can increase the views, you will be able to advance your channel a lot. what is the benefit of making a video so hard? If views, likes, subscribers are not? So I say, first organize the channel nicely, SEO the videos and then release the videos, then you will get good results. This will benefit you a lot, you will be able to improve your channel with very little cost. SEO

Hi. My name is Dennis. I'm a 1st time home buyer. I'm looking for an fha loan in southern maine. Sanford. I current live in, renting the home I wish to purchase. I meet the criteria, have down payment, make 120 to 140k 1099 before taxes. My checks are between 2k and 5k a week installing flooring. My landlord said he is thinking January we can get the purchase done so I think I need to get the ball rolling now. Figured I would reach out. Thank you!!

I have a question about capital gains. Its been very hard to find consistent info on this. We, my spouse and I, sold our home recently and received over 300k in profit. We owned the home for almost 5 years and lived there the whole time. Its been over 5 years prior to that since we sold our last home. Do we owe state or federal or both capital gains? Thanks for the videos!

I live in Brownsburg Indiana. All my cost are equivalent to you in Waterville except for property tax, I pay approximately 2400.00 a year for a 325k -350k home. We have all the same public services and great schools. I’m from New England originally and thinking of moving back to be near family but the tax rates are so discouraging.

We looked at a home that had all new carpet and paint which was only 6 years old which surprised us it was a corporate relocation company who was selling as is we did our expensive inspection which indicated the whole house had flooded from upstairs. When we told our realtor she made a few calls and found out it was empty and a toilet overflowed for two weeks owners were already relocated… abroad throughout the house. The risk of mold not being handled correctly made is walk.

Great content. One thing I would like to add is the rising of Airbnb which did provide a breathing room for home owners with variable rates the option to lease their homes at market rates to cover interest payment. It ain’t the same back in 08/09 or 14/15.
