    Both are USA things. For good reasons we dont have them here in the western Europe. Akso dont have millions of socalled mobile homes as well as records in jailed persons. Most women har the freedom to decide over own bodies. Ours and the boys/men also learn well about contraption of any kind from the times times. Visit the doctors is free for everthing. If You are 16 You dont have to tell or have a prant whith You. By that many unwanted moters and children is not there. By that mothers become mothers when they have a education and can support a child.

    State of texas the owner has to abandon the property for 3years minimum. 10 years max unless owned by bank. Then it's 15- 20 years

      @@briandavis5552 Although those properties that I was squatting they were deemed not livable conditions. Which makes it even easier for you to gain the ownership of the property if you show how much work you have put into itKeep the receipts from all repairs and purchases for that property. keep all purchase Purchases for the property and purchases for personal separate. Meaning one receipt specifically saying this is for the property and announce it for this personal stuff (Cleaning supplies do not count towards the property repair) though.

      Thts no possible in Denmark. The goverment often give rent supplemen but only for one home in long term rent. Things are not as You are write. The still owner get low rent rent. State can take over and get the rent or try to sell it to as bew owner cheep or to to the ones livingthere(also cheep).

    I actually rented to someone who was honest with me and told me she had bad credit, but had a stable job and good rental history. Her bad credit was due to divorce and medical bills. She always pays rent on time and never had any issues with receiving money.

    Biggerpockets forum post: I made a purchase from Martel Turnkey recently and have had quite a bad experience. Antoine will not respond to my emails. Your response above for Imran looks great, but I am very much not seeing that Martel cares about buyers, working to improve, etc. My current outlook is that Martel does a shotty job on the rehab, does not vet the PM well, and the buyer gets what they get - deal done. My property is on its 7th month and does not cashflow, and that was before the tenant stopped paying rent because of the furnace that was part of the rehab. Are you willing to have a conversation about this?

    22 seconds in and realized I know his son from RUclips Antoine. Bigggerpockets thread doesn't have good things to say regarding their program & turnkey biz. Dang. See post below. I received an email on 10/28 about getting to work with Antoine Martel one-on-one in handpicking properties to build a portfolio to help achieve my goals. I reached out and did a 15 minute video call with him and found him to be curt and quite disinterested in getting to know me and it didn't feel like he was trying to start a long term business relationship with me. I didn't get much of a chance to share my goals, but I did specifically mention Detroit being a market I heard quite a few negative things about. I figured I will give it a go in spite of my initial impression as he seems to have had some success in the turnkey business. He then sent me a purchase contract for a property in Detroit (which tells me he wasn't really listening during our video call when I specifically mentioned my reservations about that market). I had a series of questions, most of which, he answered, but with the same curt tone. For some reason he didn't want to share the name of the property manager and said he would tell me after signing the purchase contract. The numbers weren't amazing in terms of cash flow. I still gave him the benefit of the doubt and went ahead and signed the purchase contract to see if we could begin a long term working relationship. I asked him how to get the home inspection arranged since the property had tenants. His response was that I should coordinate with the property manager. I asked the property manager twice, with Antoine as a CC on both emails, about coordinating the home inspection and they nobody helped with coordinating it. In the meanwhile, I found a home inspector, whose personality was the opposite of Antoine's. The inspector was very thoughtful, accommodating andand helpful. He pointed out that freeway noise would be a major concern at this property, which Antoine conveniently didn't mention to me. By Friday afternoon, I had not heard back about coordinating the property inspection. I realized we essentially wasted half of the 10-day due diligence period with zero progress in scheduling the home inspection. It was the last straw for me.It was pretty clear at this point that he wasn't building a long term relationship, but rather he was just trying to make a quick sale as the housing market has slowed down. When I emailed about cancelling the deal he called and I expressed my concerns about the numbers not being great to begin with, about the freeway noise, and the frustration with the property manager not coordinating the home inspection. There was no remorse as he quickly said we'll cancel the deal and hung up. Ironically, he wrote in the email to my lender "sorry for wasting your time" as if to imply that I was the reason for the deal falling through. Good luck to anyone who wants to invest with the company.

    I usually provide cheap blinds too Mostly because i dont want people hanging sheets and blankets in windows. I never charge for them unless it was under a year old or looks like they intended to damage it. I do charge for cleaning appliances and items left, cleaning if it isnt broom clean, repainting if they changed the rooms from how we painted things. In Pennsylvania we have 30 days to return the deposit or send a statement. However the tenant needs to provide a new address. Often they do not when they are given notice to vacate they won't give a new address. In this event the Pa language says we dont have to return it. What i do is since those people usually owe back rent and do damages beyond the deposit is send the statement to the last address i had. If they have mail forwarded they get it. If not then it come to the rental address and I keep the unopened letter as proof i tried to send a statement.

    She is so evasive and not specific at all! So inarticulate! Are you kidding? What is the criteria to be a squatter in the eyes of the State of California. One has to meet 6 points to meet "squatter" designation in California; for example, that person must have paid all utilities and property taxes for 5 consecutive years. This isn't all of the 6 points!

      If it's a security deposit you probably have to return it. If it's a holding deposit you probably don't.

    What about cheap window blinds. I believe the property manager knows they put in the cheapest blinds they could find knowing they would not last long.

    Who the hell cares if a squatter is "maintaining" the property? What, is there an HOA? It's your property to do with as you which. This is so absurd to say "Trespassing is a crime" but squatting isn't. Squatting is stealing someone else's property. So if I steal someone's car it's not grand theft auto if I tell the Police I sleep in this car? That it's not only my vehicle, it's also my home? The fact our society has allowed the terms squatting and trespassing to mean different things is the real crime, here. I think an easy solution is make all rental agreements, even person-to-person, require a notary. Even on month-to-month temporary contracts. If there's ever a dispute between who owns the property and a squatter, it should be immediately resolved when the Police are presented the Deed, and if the squatter has a fake lease agreement it should have to be notarized to hold any water.

    My utilities are not included in rent and O cant pay them and will get shutoff on 2 days and I live on the property also. Judge granted me possession back in Feb 15 2023 but San Diego courts are backed up for months on getting paperwork processed. They wont pay nothing toward utilities so what do I do?

    Brother passes away in the house he was living in. He was being paid to live there to manage the property for a family trust. Brother had no will/trust so everything is passed down to next of kin since he died intestate. So his sister is next of kin (no need for probate) Police released the apartment after their investigation same day. Next of kin wants to remove property. How long can the property manager of the family trust delay the removal of his personal property? What is a reasonable amount of time to allow the next of kin access?

    What if your landlord made you pay 12x the normal security deposit? Can you get the extra deposit back before you renew your lease?

      Usually you should receive anything above two months security back after one year of tenancy unless there are stipulations for pets or other reasons discussed prior to moving in.
