One things I don't understand though - I'm sure I can be eligible for the Digital Nomad Visa, as I work remotely as a freelance consultant earning well over the monthly requirement. But would I be eligible for the Beckham Law? My work is mostly about advising governments of developing countries (or countries in transition) on how to improve public services...My employer is a US company.

I was told by the accountant in the law firm that is carrying my process that I will be eligible for Belgian law. Is that true? It does not seem based on what you are saying. I work for an American company as a contractor and they agree with me moving. Thank you!

Regarding the point of regulation, I wholeheartedly agree Having had been licensed in California and being a member of the Beverly Hills board of realtors early in my career. Technically, an agent is practicing law without having a Law degree and also Must understand finance and mortgages. When I came to Marbella Just over 20 years ago, the first thing I recognized was that real estate Was practically the wild West and I think it’s still an understatement even today. To be candid, I was shocked. Wanting to learn more about the brokerageI was working at, I went out with the Lister And the company and in conversation, I asked him what he did before working in real estate and he said he was a chef. On the listing appointment, he asked the owner how much He wanted for the property and wrote it on the listing agreement and Had the guy sign it. Absolutely nothing about comparable sales in the area or advice again I was in shock and couldn’t believe it. It’s amazing that someone Can move from Sweden, Lithuania or the Ukraine, and their previous employment, was being a factory worker or working on a farm and immediately go to work for a small real estate agency, or even set up their own company and start giving advice. It’s really mind-boggling and it’s happening every day on the coast. On another note, I don’t think a physical office location is absolutely necessary. The world is changing and becoming more cloud-based by the day, the paradigm That comes to mind is Airbnb versus actually owning a hotel or Uber Transforming the taxi cab Industry or the local Video store versus Netflix. Today’s real estate clients are first coming from the Internet, 90% of the time and communication is all digital and of course over the phone and zoom And has been for 20 years. The days of having an office or franchise is an old business model. Cloud based brokerage is The future and that is now. What’s most important is the agent knows the market And inventory plus can connect the dots with Mortgage Broker’s lawyers, and any other professionals required in the transaction.
