    not all councils use lacors so check as a few have their own different set of fire rules eg bedfordshire

      I would, personally, ensure that LACORS as well as local council rules are being met and if the councils measures are below what it says in the LACORS, always go with doing which ever is greater protection to cover you. If the worse case happened and you were in front of a judge, you would have clearly demonstrated you had done everything in your power to ensure the property was compliant. Also, Crawley council (ours) used to not stipulate things in the LACORS, but we did them anyway.. then a few years later they implemented them... so we have nothing to implement moving forward as where others do. :)

    Are you still using these keyless locks? I always wonder what happens when the battery runs out.

      Hey, yes we are. The locks warn you when batteries are running low so you can easily swap them out. Failing that, you can put a 9V battery under the pad to give it temporary power to get in, to then change the main batteries (4 x AA). Failing both those, say the device completely breaks or whatever, locksmiths can get in with no damage needed to the door (talking from experience). Hope that helps.

      @@jamesgrant3812 Hi James. Unfortunately I do not know personally, as it's not my area. You're best bet is to find agents operating HMOs in Luton and ask them :) I'm sure it is good though, what with the airport etc. Good luck!

    Honestly, I think you're behind the times with this method. One word for you: Matterport.

      I agree and disagree haha It's now really simple for me to grab the video footage this way when doing the staging/pics and I'm fairly good at editing things now (so overall, a very cost effective video method for us). Also, I feel this type of video gives the viewer at bit more 'entertainment and intrigue' . Matterport is obviously a great bit of kit too, I can't deny it, but I feel it's quite expensive? Their cameras are a fairly big expense aren't they? And they have a £55 per month on going cost? Therefore, in an ideal world I would do both! As I think there are pros and cons for both methods... but in reality, can the marketing budget be spent on other things that will have more of an impact? Say, Facebook advertising spend to reach more people? It's certainly something I am keeping on eye on though. I take it you use it?

      @@VCCHomes You can get a Rocoh Theta which integrates with the software and now actually although it's a bit of a faff the app allows you to do a 3D space with your iphone. There are some hosting charges but what you can do is archive spaces that you don't need and reduce your monthly. It's not significant in cost to be fair. I used to do videos and much I like them, the feed back was mixed. With the Matterport, a prospective tenant can look around at their own speed and explore a home at their own pace.

    I think you've thought of pretty much everything. Unlike many landlord/investors it looks like you've considered comfort, refinement and design. With this in mind, how did you/are you managing with occupancy during COVID? London based HMO occupancies vary, from 25% to 75% at the moment.

      Thank you very much. We've completed 14 refurbishments now, so we've learned a fair amount over the last few years which we're able to implement into each new project. Also with the lettings business, we get the feedback from people who actually use the product too. We currently have 56 HMO rooms & 4 are void at current. It's challenging out there and we're adapting as best as we can but with our newly hired staff member furloughed and the kids at home, it only increases the challenge. That said, I believe our customers can see the quality of properties/rooms we have & the good service we endeavour to provide. So all I can do is keep putting in the work to fill the rooms and deliver as best of a service I can at the moment. Do you have HMOs yourself? How are you finding it etc? Best regards, Oli

      @@VCCHomes I'll just in the process of launching a co-liv company. Doing it like they do in NYC and SFO. My company currently manages over 1000 doors for other people but I can see upmarket co-liv is what people want since COVID.

      @@dominicgrose9178 Hey, not sure how we first came across them to be honest? But we buy them whenever we find a good deal on them, usually off Amazon. Yale YD-01-CON-NOMOD-CH Keyless Connected Ready Smart Door Lock, Chrome. Hope that answers your question?

    Bedroom behind the kitchen/living space would be a deal breaker for me as you have to walk through the communal area to get showered - errrr, no thanks. Otherwise very well thought out, clearly a high end that will demand a high price.

    Hey guys, great quality refurb, very similar colour scheme to two I’ve just done! Love it. I have a quick question though... would you mind sharing the numbers on a project like that? I’ve just done a 3 bed into 4 bed all ensuite HMO conversion in Bham and spent £41k doing it so just trying to gather more info for the future on costings etc. You mentioned sound proofing (which is not cheap!), i can see shower units that seem to run off the main boiler (not those small electric ones) so I’m guessing that was a boiler upgrade too? And lots of little extra’s that all add up in the end. If its not too much hassle / private info... I would love to know the Purchase price, total refurb cost and end GDV if that’s cool? I’m guessing you’ve had it revalued by now, I’m sure you added some serious value there.       Hi Amish, Thank you for your lovely comment. The sanitaryware in this property was from Victorian Plumbing and the kitchen was from Magnet. The paint is a Johnstone's paint, Acrylic Durable Matt, matched to a Dulux colour (I think is was called Just Walnut). Hope that answers your question. Alicia :)

      It's not necessary to do so in Crawley, at the moment. I hear it is in other parts of the country? Do you currently have to pay?

      That’s good to hear. I’ve just read a lot on this topic and a lot of people are having to which came as a shock to them. It’s a matter of time before this becomes mandatory for en-suite HMO’s.

      Maybe. Maybe not. But just like how Serviced Apartments came about recently to adapt to Government changes etc, I'm sure there will be something else, as businesses and good business people are always changing and adapting to the market and market environments ;) For now, we provide the best HMOs in Crawley which have no voids and people LOVE to live in! So we'll continue to serve people until such time it is not financially possible and then we'll adapt :)

      Hi Greg, thank you for your comment and for watching. Council tax is paid on the house as a whole. For the couples room, we add £50 extra (so £750 in that room case as £700 is for a single).

      Hi Luke, we made the video just to show people our personal HMO that we had just completed (we shared the video in property forums etc). We do now indeed work with clients to do the same for them (we source the property, design it, project manage the refurbishment and then fully manage the property thereafter).       Hi Miles (presume it's you), thanks for your comment! Approx. Refurbishment costs were nearing £80,000 (we painted and saved other costs by doing some work ourselves), this total includes all the furniture etc. so all in for everything needed to let it.

    Guys thanks for sharing, amazing refurbishment. You are the only fully dedicated hmo agents I have heard of in crawley so you've def got something there. I think in time you'll def see more hmo landlords use your services as they start and build their portfolio. Good luck 👍

      Oli and Alicia, thank you. Regarding the high standard of work you had done, do you need planning permission for internal works like this. If so is it a lengthy process and could it get refused? This would be a nightmare if you bought the property for the reason of converting and then permission got refused. Regards

      Geoffery, sorry I had missed this comment! In answer to your question, no. You don't need planning permission for internal works. There are many other rules and regulations you do need to consider though when creating a HMO! Could create a whole video on it :)
