    My friend and I bike ride in this area, and have stopped by a few times to checkout the park while being constructed.., stopped in today to find that it is done! Really a beautiful complex.., the cornerstones of the park have to be the two amazing baseball fields.., just a couple of questions, who will be playing there and where would I find a game schedule?

      @tankhalffull that is a great area for a bike ride! To my knowledge the baseball fields will be utilized primarily by Henderson Little League, but they are pretty large fields. My guess would be also use for baseball tournaments etc in combination with the other baseball fields in Inspirada. If I find a schedule of any kind I will be sure to post back in this thread 👍🏼

      @GIUL7301 Thanks for watching, I think you may find this article interesting www.casino.org/news/vegas-myths-busted-las-vegas-is-in-immediate-danger-of-running-out-of-water/ The 3rd intake pipe will be able to bring water to southern Nevada, but not to all other regions. Also, southern Nevada has been a national leader in water conservation efforts. So I guess the reason would be, while the colorado river is not bringing as much water to lake mead and water conservation is a priority, there isn't a concern of soon running out of water.

    I'm trying really hard to figure out how the elevator seems to open into the first, third and fourth floors to the "back" of the house, but on the front side on the second floor??? Is anyone else confused by the elevator placement? I've seen a tour of a 3 floor without an elevator and the elevator shaft is in what is a "closet" space.

      @LJCasey-sd4eu great question. The elevator has doors on both sides. Just like you mentioned the different levels require different access points to enter/exit the elevator. You are also correct that without the the elevator option, the space would be closets. I hope this helps!

    Excellent work and content! Been going back and forth between Arts District, Downtown Summerlin, DTLV and I know nothing about Vegas. I just discovered this District Green Valley neighborhood from a Reddit. Interested somewhere less car dependent as possible, but walkable and safe. I like downtown vibes but no Whole Foods there. You recommend the district?

      @qikstar GVR is definitely one of the more “walkable” communities in town. Much more comparable to the downtown Summerlin area than the arts district and DTLV. Definitely worth looking into. Let me know if you have more specific questions I can help with. (702)580-1071

    Were there really not enough casinos, sports bars, and generic corporate shops? They couldn't build a much needed lake, business center, or boutique/local shops? For example it could have been a great business park with lake, kind of like the one in Southern Highlands.

      Hey @grantigergaming, some good ideas. This area has been zoned for a casino resort for quite some time now. It's really just a part of the southern nevada culture to have these casino resorts. The lake similar to southern highlands would be cool, but with the southern Nevada water authority clamping down on water usage I'm not sure it's something that would get passed. The mixed use portion I discussed did do a study and found that office space would not be beneficial. In the commercial world I believe business centers are not in as much demand right now. I do hope some more boutique/local shops open up. Some of the good ones we have now are Gabi Boutique Donut and Pastry, Sorry Not Sorry Creamery, and Breakfast Junkies. I do think Southern Highlands is a good alternative to the Inspirada area. More of a residential focus without as many shops, dining, etc. Thanks for watching and I appreciate your take!

      @Happy-jv9fd the areas discussed in the video had been zoned for this type of usage for many years. I don't believe this to be corporations pushing people out of the state or into poverty. More so a bit more transparency in potential plans could have been helpful. Thanks for watching!

      Interesting, the people I know working in hospitality on the Las Vegas strip are doing really well at the moment. Cost of living has gone up in many major metro areas, I'm not sure what you are describing is unique to Las Vegas area.

      @MH_6160 I think some of the residents were thrown off by it being very close to a residential area, but like you mentioned this is very common across the Las Vegas Valley. Even in Henderson with the Green Valley Ranch Resort. Also, the land had been earmarked for a resort casino for quite a long time now. Not everyone was upset about what is being put in. Many of the residents are excited for all of the fun and amenities it will add to the neighborhood. Thanks for watching!

    My main thing is that LV properties have gone up too fast from 2021 like 40%…, which I know being an investor for a long time that it is a bubble. Waiting to buy! I have patience and plenty of cash!

    Hi Jesse, what is the property tax rate in Nevada?

      @haNguyen-dy6xq great question and it varies based on location within the state. You get the assessed value by taking the market value (if you’re buying a home that’s the purchase price) by 35%. That taxable value then gets divided by 100 and multiplied by the tax rate for that area. Here are the tax rates in Clark County. treasurer.co.clark.nv.us/TaxRate-District/ So for example on a $500,000 home. $500,000 x .35= $175,000 assessed value $175,000/100 = $1,750 $1,750 x 3.2782 = $5,736.85 annual property tax A big benefit of it is your primary residence is there is a maximum of 3% yearly increase to your property tax amount.     Down payments in high cost of living areas are tremendously prohibitive. Making monthly mortgage payments is the easy part, but saving hundreds of thousands for a decent down payment takes many years without taking huge risks.

      @Derkle thanks for the comment. Living in an area with home prices all over the million dollar range can be a huge barrier to entry. A few items to take into consideration. 1) there are options for down payments as low as 3%. So hundreds of thousands may not be necessary. Not saying it wouldn’t be a significant amount of money, but could be less than you anticipate. 2)Another option could be a friend or family member that would be willing to go in on a house together. They may even be willing to put more $ down if you are going to be making the mortgage payment. 3) There may be a down payment assistance program that you could qualify for. Definitely look into this in your area. 4) Looking into purchasing in a more affordable area that might require a longer commute, trading convenience for homeownership. Just a few options. I know here, across the Las Vegas area, there’s a pretty wide range of home prices from entry level to luxury. If you’d ever like to discuss further, I’m happy to have a call to help brainstorm. In any case I hope you keep working towards a a path to homeownership. It may not be easy, but in my opinion it’s worth the effort and investment. Thanks again for watching 🏡

      @nilsfranz123 appreciate you watching and commenting. My viewpoint on this is, if you’re paying market value, I don’t find it to be overpriced. Especially if you’re going to be paying to live somewhere. I’ve had conversations with people since 2018 saying homes are overpriced, yet they have been on an upward trajectory. Personally I’d rather pay towards my own asset (while gaining equity paying off the loan and the value rising over time) than someone else’s asset without any return. If I knew I wouldn’t stay living in the house past 2-3 years and wouldn’t be able to rent it out at a profit, then I’d probably rent.

      I've been hearing this since before that in 2018 and 2019. I think that so many were impacted by the great recession and it is relatively recent history so it's fresh in peoples minds. But housing crashes are not a common occurrence. Even in times of US recessions, the housing market has remained stable. As prices have gone up, many expected they would just go back down. It's not that simple though, many factors come into play.

      @michaelellringer5600 great question. My understanding is the developer had to weigh the pros and cons and opted for juliete balconies with sliding floor to ceiling windows. There are a few of the lower level units that will have more traditional balconies as well as the penthouses.

    Get a real job dude. The NAR just lost a huge lawsuit last year and once CRE goes the housing market will crumble. Even the Treasury cant save it.

      @yakuzachris10 I’m not sure what you have against what I do for a living, but I’m sorry if you’ve been wronged by a real estate agent in the past. The NAR did lose a very significant lawsuit and it will be interesting to see how that continues to play out. The NAR has very little to do with the day to day operation of my business though. I find that the NEED for housing is on a completely different scale than commercial. The video is about a housing crash in the year 2024, so are you of the belief that there will be a housing crash this year? How far down will it go?

      Hey @4ndroid55 great question! There are actually multiple locations in Henderson where you can get this Finley floor plan in Henderson NV. Based on location/community they will have different prices. The video location is Venetia in Inspirada. The Finley is available at that $351,990 base price at The Presley community. It's at the most south east point of Henderson. Further away from the center of Las Vegas and closer towards Boulder City. There is yet another location in Henderson at Black Mountain Ranch that features the Finley Model with a base price of $394,990 currently.     Ill be excited when I see Vegas build a massive beach with a boardwalk. Another casino is boring. See 1 see em all.

      @chinaarlene7035 With Southern Nevada putting a huge emphasis on water conservation, this would probably be tough to do. If beach living is what you're after, the Las Vegas area is probably not best with the desert climate. One thing that is great is how close we are to many other options. With a one hour flight you can be near the CA beaches and we are relatively close to skiing and snowboarding in Brian Head, UT. As for the casinos, what I was discussing with this video is it isn't just the casino for locals. This would be a resort similar to Green Valley Ranch and Red Rock which are more for the locals. These resorts provide dining, shopping, theatres, bowling. While it may be "another casino" these are where a lot of the locals find the typical recreational activities other cities have.
