      Thank you for the comment Jasmine, while I cannot provide financial advice, I'm happy to share my personal perspective on this. Simply put, I prioritize the highest yield. For example, if I had credit card debt with an interest rate of 20% and I could only achieve a 10% passive income yield from investing, I would prioritize paying off the credit card debt first. However, in the case where I have a 3% mortgage loan (debt) but could otherwise invest for a 10% annualized passive income yield, I would prioritize investing over paying off my mortgage. Hope this helps.

    No, there is no such thing as negative NOI. The calculation of NOI starts with POTENTIAL gross income. So a cap rate measures the value of potential NOI if operating at market. That is how you would value the property. If the current NOI is not stabilized they use this value and make BELOW THE LINE ADJUSTMENTS to account for the lost revenues and the expenses to get the property operating to market. I can help you understand this better if you need me to answer your questions. At this point all you are doing is misinforming people.

    Cap rates do not measure returns. You are misinforming people. Cap rates come from an income approach to value called direct capitalization. How can you be in commercial real estate and not know about direct capitalization. If an investor is selling $100,000 NOI AT $1,000,000 THAT IS A fake 10% "return". Now in a 5% cap rate market that same $100,000 NOI sells for $2,000,000. In what world does TWICE the "return" sell for HALF the price? Not sure if you just don't know what cap rates do or if you are a scammer. What do you say? Also a stabilized property will sell at the same cap rate as a value add property. The difference will be made up in below the line adjustments. Hope this helps.
