Homes for Sale in Sparks Nevada | 1289 SF Truckee | The Links by DR Horton | Sparks NV Real Estate
Good price point for that area. I'd much rather have a new home for my next home as I ended up spending a lot of time and money doing renovations in my current home.
I agree. It is a great price point for Reno. Sorry to hear you weren't satisfied with your resale home purchase. My wife and I are huge fans of new homes. It's what we did for our last 2 homes. There are definitely higher costs when buying a new home (landscaping, property taxes, window coverings), but it can also kind of offset the cost a little bit if you are going to fully renovate the home. The time and cost of renovating a home can be a big burden for sure as you know.
@@DavidTully775I'm in Southern NV and bought during the recession 10 years ago, so my home is now worth quadruple what I paid for it, so it's not a total loss 😂.
@@Ami-ml7gp Haha, love it! Las Vegas is blowing up for sure! I loved living in the Peccole Ranch area for a little bit about 12 years ago.
u missed my old
?
Beautiful
They build some beautiful homes for sure! Thanks for watching.
Do you know of any luxury apartments/condos for rent? (With pool, Jacuzzi, fitness center amenities )
Here are some, hope this helps! www.palominoreno.com/ www.lewisapartments.com/harvest-at-damonte-ranch-reno-nv/amenities doublerliving.com/amenities/
I've been eying this plan (#3) for a while now. Very nice. Are there any other multi-gen new homes in the are too that I should also look at?
I would recommend checking out the Caraway and Nutmeg at Cinnamon Ridge by toll brothers and my personal favorite the Wisley at Harris Ranch by toll brothers. I have videos up for all of those models on this channel as well. Let me know what you think!
@@DavidTully775 Thank you. I'll look for those videos.
@@mikeeldorado9221 You're welcome! Sounds good.
Is the landscape association mandatory?
The HOA and improvement district here are mandatory, yes.
This is an awesome option if you're looking for an affordable, single-story new home in Sparks, NV. What do you think of this home and community?
is it HOA?
It’s a Limited Purpose Association- covering retention basins. $24 monthly. This is for their amber ridge community in Dayton. This community is sold out.
Beautiful home! Lots of space!! Kitchen is a good size too!
Glad you liked it, thanks for watching! The formal dining room isn't something you see much anymore, but it does look good!
If you're looking for a slightly larger lot, Silverado homes might be a good fit! Their homes are around 10,000 SF lots. They offer great 1 story options. What do you think of this layout?
Nice house but don't want to be so close to my neighbor. Anything with more land?
How big of a lot are you looking for? 1/4 acre+ or something close to an acre+?
Hi David, something where we can look out our windows and not see everything our neighbors are doing. We live in the Bay Area now in a nice subdivision but still cramped quarters. Our neighbors are within reach of opening our windows so definitely over that. An acre would be nice but even 1/2 is probably plenty compared to what we have now. Also is there a better way to reach out to you, via email? My husband and I may be coming out to Dayton the first couple days in Nov. and we may just want to look around. Thank you so much!
@@cjsitzes8071 I completely understand. My previous house had two stories behind me, and I just closed on a new house with no rear neighbors; it is a breath of fresh air for sure! Definitely, here is my email. (david@renonvpropertysearch.com) That sounds good! Have a great day!
Thanks David, I just sent you an email.
This community by Silverado Homes is a good fit if you're looking for a slightly bigger lot at an affordable price. Most lots in this community average about 9-10,000 SF. What do you think about this floorplan?
We are looking to move in 5 years (seems far away but always seems very close). We'd love to have you for our purchase later on, but we do not want to waste your time right now since it will be 5 years. If we moved in 5, when should we purchase one of these homes if it isn't built yet, and how long does Toll Brothers finish all their home projects to move to the next neighborhood? Thanks!
@@M2Lyfe I look forward to helping you when the time comes! It depends on the builder. From dirt at toll brothers, it can be anywhere from a 7-12 month build time. Lennar can be 4-6 months from dirt, but usually have a decent amount of inventory. Dr horton mostly releases homes 30-60 days out from closing. So, it will mainly depend on the builder. I would recommend buying anywhere from 2-10 months out from your move. They usually take about 5-7+ years to finish a community, but not all of their communities are the same size, so that can vary as well. Let me know if you have any other questions!
Hi David I'm looking forward to reno what's the price for rental retirement community sometime affordable under one thousand dollars or around 1200.00 dollars
Are you looking for a home to rent in a residential retirement community? Or an apartment? You wouldn’t be able to find a house at any of the Somersett or South Reno 55+ residential communities for $1000-1200.
I live in Sierra Canyon. Other than the HOA it's really nice..The views are beautiful, it's quiet, safe and it's a dark skies community so the stars at night are spectacular.
Glad to hear it! Somersett is one of my favorite neighborhoods in all of Reno/Sparks.
@@DavidTully775 Yeah it's super nice and safe.
@@ebooboo6784 Definitely! My wife grew up in Somersett. I still love driving through that area when showing homes.
Sushi in Reno is ok at best. All sushi is cut so thin its kinda a rip off. Tokyo is one of them. Most places out of northern nevada actually have a sushi chef cutting the fish in front of you, unlike Reno, where it is already pre cut fish for the kid putting your roll together.
Thanks for your input, Glenn. It doesn’t compare to fish in Kona where I grew up, but it isn’t bad at all. Can’t get what you can’t get, so I’ll still be happy with $25-32 all you can eat here in Reno.
This is a great two-story option if you only need 3 bedrooms and a loft. This is actually the same floorplan that I currently own, and we love it. What do you think of this layout?
What do you think of this home? I really love the amenities in this community (pool, hot tub, clubhouse, gym, and pickle ball courts! Do you mind not having grass in the backyard?
I'm thrilled to have a low maintenance backyard + also love it having no grass... grass is such a waste of resources. Another really nice place. For practicality and cleanliness I would prefer no carpet anywhere including the bedrooms. Yes it's comfortable in the bedrooms but it's not worth the trade off to me. You can always use area rugs and such if you want, which is good enough. I don't love as much tile as there is because grout is a hassle in the longer term. I also don't love it in the shower for the same reason (even worse there). I would prefer LVT and LVP (or something very similar that's very practical and super-low maintenance) throughout the house as appropriate. Also, you didn't mention what the HOA fee is.
@@nishiki393 Great points! I would agree, I really love the new LVP look that everyone is going for. I am extending the LVP in my new home. The HOA monthly total is $197.50. There are three associations. The HOA for the home and amenities, damonte ranch drainage, and damonte ranch landscaping.
@@DavidTully775 Roger on that and congratulations on already doing upgrades (imo) to your new house. Thanks for the total HOA type fees. That's an interesting structure, but the total seems more than reasonable.
@@nishiki393 Thank you! Yes, I'm adding a few things to my new home, such as extending my LVP flooring, adding a kitchen backsplash, and putting in some accent walls. You're welcome. I agree; it's not a bad price to have a good number of amenities.
@@DavidTully775 Thanks. Congrats again on your new place & those sound like some smart upgrades!
The #1 reason not to move to Reno: You destroyed your own state by voting for socialists, and you fully intend to do the same thing again.
Hey Cpt.Obvious , this is the mecca in the FUTURE.
Thanks David, nice houses, helpful information.
Glad you enjoyed it! Thanks for watching. 😎
I'm looking to relocate to Reno from Vegas any help or tips
What kind of help are you looking for? Rental recommendations, areas to live in?
This community by DR Horton is some amazing value if you're looking in Dayton or even the Carson city area (this is only about 20-25 minutes from Carson City). What do you think of this layout?
Are you reposting the same videos?
No, I have never reposted a video on this channel. This is a new community by DR Horton. They built the same floorplan at their previous Dayton community Sage Canyon that already sold out.
@@DavidTully775 Okay it just sounded a lot the same, and now it makes sense why. Thanks.
I use to be embarrassed by that show "Reno 911" and how much of a bad rep it gave the city. After living here for 10 years, I'm so glad that "Reno 911" gave Reno a bad rep. I'd rather Northern Nevada stay as a hidden oasis from the rest of the world. Unfortunately, Californians are catching on and bringing a bunch of their crap driving and societal / political culture over here.
I agree, it was embarrassing at the time. I would mention Reno and they would say Reno 911? Haha.. It’s a hidden gem for sure.
I think DR Horton did a great job with this floor plan at this price. What do you think of this home? Would you sacrifice a 20-25 minute drive to live in Dayton NV vs Carson City?
hey
Just stop you greedy folks are ruing Nevada. Cant afford to live there anymore since you rich greedy people took over.
They’re greedy because they want a better situation for themselves? That’s not really fair.
Dang half a million in Reno, NV omg! What's in Reno besides Lake Tahoe?
Donner lake, pyramid lake, lots of events in Reno (rib cook off, hot August nights, street vibrations). Tons of outdoor hiking, camping areas, fishing, amazing ski resorts, snowshoeing areas, and much more! Also, beautiful weather, gorgeous scenery, and four seasons unlike Vegas. It’s definitely more appealing if you like being outdoors!
There's no place in these United States where a 2,311 sq.ft. house is worth a half million dollars. NO WHERE.
@@StudentDoctorAntonioPatterson thanks for your opinion. 👍
Sucks
The weather? Really? I’m originally from Hawaii and I think weather in Reno is pretty awesome.
@@DavidTully775 no way I'll never agree with that
Thank you for your videos my friend
Glad you like them! Thanks for watching 🤙
@@DavidTully775 your video content will help me decide which builder to go with...
@@jeffreymcleod2382 if you have any questions about a builder, please reach out! Happy to help!
@DavidTully775 thank you sir!!
Any rural area's near there? I haven't visited in about 20 years.
Close to this community? I would say the closest is probably Palomino Valley. Other somewhat close areas are Red Rock/Rancho Haven. If you want to go further Southeast, you can check out Fernley, Fallon, Dayton, or Silver Springs. How big of a lot are you looking for?
Is this an HOA community?
Yes, that is correct. Every new home community here has an HOA or landscape association. This HOA is less than $45 a month here. Are you ok with an HOA or do you prefer a community without an HOA?
Plz stop luring ppl here,,,new residents and tourists are gonna ruin our unique area,,,keep it secret
Sorry, just trying to inform everyone. It is indeed a great place to live!
No!! Reno sucks!! We are all assholes and can't stand calimorons
Lived here my whole life. It was better before tesla moved in and brought half of california over here with it. Now, prices of everything are outrageous. The median home price is over half a million dollars. I was born here, and i cant even think of owning a home here. Wouldnt say its a good place to live unless you are into manufacturing jobs. As a matter of fact, the only reason to live here is for manufacturing jobs, or you just want to be close to lake tahoe i guess. Im looking to move out by the end of next year. Edit: my bad bro. Didn't realize you were a realtor. Yeah man Reno is the best you should move here 🎉
I appreciate your opinion, I really do! My wife was actually born and raised here in Reno and she still loves it. It is most certainly hard to buy a home here without a spouse/dual income for sure. Hopefully, you can make it happen one day! A lot of cities/states have had that issue as well. A lot of Californians have moved to Idaho, Arizona, Las Vegas, Utah, etc. Covid also pretty much-raised prices everywhere in the US due to low interest rates. I'm originally from Hawaii and while people love it, a lot can be said about why living in Hawaii isn't great either. It's super expensive, several families have to live together to make ends meet, and nice homes on the Big Island are $800-1mil+.
It has nothing to do with Tesla Californiains have been moving to Vegas and Reno because houses are cheaper and no state income tax. The problem is that they bring their liberal policies that mess up California with their soft on crime, their insane woke environmental policies. They infected schools with pronouns and a dozen genders.
Ya no, awful. Right off the bat the fact it doesn’t have a fireplace is a HUGE no go for me. I am really sick to death of these “modern” homes excluding fireplaces.
Thanks for your feedback/opinion. While I agree a fireplace is a nice touch, DR Horton is going for affordability, while still building a nice home. A fireplace only increases the price. Gas log fireplaces also don’t heat that well, but they do look nice. It also makes sense why they don’t have a fireplace, I’ve probably had less than 5 clients in selling over 200+ homes that had a “fireplace requirement.” You can still build a home with a fireplace, but you’ll have to go to a builder like Toll Brothers, Ryder, Silverado, or even Desert Wind.
@@DavidTully775 Ya no. Used to come with every home. Now they’re just being cheap.
This is the most affordable brand-new single-story home in Sparks. What do you think of this floorplan? 🙌
Hi David, It's a cute home! Thanks for showing it. 😊
It’s a great option for someone looking for a new single story option under $500k in Sparks! Not a ton of affordable single stories these days. You’re welcome, thanks for watching! 😃🙌
Haha. No.
What’s the happiest city in your opinion?
Tahoe Beaches now have reservations requirements. They are developing over our public lands. But it is a pretty cool town- sooo much to do for all ages.
Not sure how I feel about the reservations, but maybe it will mean I can get to visit sand harbor in the summer without getting up there before 7am 🤣
@@DavidTully775 yes that just might be a good thing, I am not sure how they are going to do this, possibly like camping reservations.
Lol if you think RENO is a good place to live, you must be new. It's definitely NOT. epically overpriced, sky sprayed daily, worst school districts in America, overpriced gas food and electric, extremely rude idiots from California.
Banh Mi at 999 tastes a lot like Lee sandwich
I used to frequent Lee’s a lot when I lived in Vegas!
Can you put pools into the backyards here?
Yes, you can! There are some pools already in the neighborhood.
Great video tour and beautiful house! I wonder what a realistic final price is for the average buyer’s budget for this one, since every Toll Bros in the area requires soooooo much extra for basic things like baseboards, countertops, laundry cabinets, etc? What sets Toll Bros apart from other builders, in your opinion?
Thank you! I am in the process of buying a toll brothers home and I spent around $50k at the design center and $30k in structural options. Some of those structural options aren’t necessary, but I wanted an extra office and bedroom. The average homebuyer likely spends $80-100k on upgrades. What sets them apart is the level of care when building and the ability to customize your home. They are one of only a couple semi-custom home builders in the area. I own a Lennar home, previously owned a dr horton home, and I’m buying a toll brothers home. The quality in my toll brothers home is far superior, but these homes are at different price points too. They’re all good in their own way. I hope that helps! 🙌
Great info Dave. Also, what is the benefit of having a realtor represent you when looking at these new model homes? Also, is there a cost associated with it from the buyer side?
Thank you! Great question. It's always best to have a realtor represent you in a new home purchase. Because if you don't have your own agent, the agent that works for the builder becomes your agent. They don't typically have your best interest in mind as they work for the builder. Builders also pay buyer's agent commissions. I also know most of the sales agents at every community and I have helped clients negotiate better deals with new homes, have problems fixed when they come up, get closing extensions, and a lot of that just doesn't happen without your own representation.
@@DavidTully775 Cost?
@@mikeeldorado9221 I mentioned it in my reply, the builder pays the agents commission. So, there is no cost to the buyer at the moment. But, that could change a little bit in August when all agents will need to have buyers brokerage agreements with buyers.
NV, how's the highest suicide rates, so it's very confusing when you hear it's the happiest place to live in the US?????
The video is about a city, you're talking about a state (NV). Nevada also does not have the highest suicide rates.
There is a very diverse range of people. They are really working on the mental healthcare system.
Maggie, you basing this off of what you read on the internet or personal experience? I moved to Northern NV from Washington DC back in 2013, and I can tell you first hand, that Northern NV in general is a much better place than any big city I've ever lived in (NYC, DC, Richmond, Sacramento, and San Jose). I've met Reno/Sparks natives that moved away to "greener" pastures in larger cities only to eventually come crawling back to Reno. I've had friends that moved to Reno to use as a midway point in life, then move to a larger city thinking it would workout, only to have them move back to Reno months or couple years later. Northern Nevada in general is a hidden oasis.
@@tovopro Agreed. I have had several friends move to NYC and the Bay area for greener pastures and have since returned to Reno NV. It's a pretty awesome city!
Hey, Sparks seems nice. Good use of NLP.
It’s a nice place!
@@DavidTully775 Took a trip to Reno to consider a move there, fell in love with it, did not even realize Sparks was a place or a thing because my host failed to mention it to me so I did not get to see it! I like that it is cheaper than Reno.
@@MAHOSHTRAHOSH Glad to hear you liked Reno! Yes, Sparks is so close and in the same county. Definitely cheaper overall for housing as well.
In a nutshell, the Reno area is much better than Vegas. I prefer the smaller towns such as Fernley, Fallon, Dayton, etc. Vegas has turned into a total sh!t hole filled with homelessness drugs, crime, etc. Northern Nevada is much more family oriented, cooler summers, four seasons and just a better quality of life. I was surprised to see how many undesirable thugs are prowling around the Sumerlin area of Vegas. Las Vegas does NOT have four seasons lol.
Very true! Northern Nevada is definitely a better family-oriented area, I definitely agree.
I go to Roy Gomm
Roy Gomm is an awesome elementary school, nice!
