    you need a buyers market with homes that are priced REAL!......as a new inspector 250 sounds good when you cant compete with the "good ole boy club" MASTER inspectors.....or i could go back into construction DEMO for 20 bucs an hour...back broke, pissed off, and working with murders and bank robbers....lol....250 SOUNDS SUPER!!!!!! 3 a day with thermal, 4point and wind mit in the mix....yeh thats the ticket!

      We don't - but CCPIA training is where you want to get trained to do that and get those resources. Its a pretty amazing course

    The Pareto distribution is expected when you have positive feedback loops. Do a good job for your clients, they refer you to your peers. More work give you more opportunities to enhance your reputation. But, it can be a real challenge to get that feedback loop started.

    Make no mistake. Realtors have become VERY crafty at removing us from the equation. That's a new dynamic.

      Yep! Agreed. But now the agents re the ones being removed from the equation. Albeit a slow start, their downfall hs started

      Agreed. The Home Inspection transaction is too short to see Realtor for their true selves or antics. On longer transactions, renovation loans, where they are the actual client or giving their buyers poor advice, the view is horrifying. They also seem to have the buyers under a spell. One of the biggest problems is shopping. They have a knack for introducing the their clients to lower qualified contractors. They also use lower qualified contractors on their own homes and introduce material defects. They have successfully steered potential buyers away from FHA, VA loans. What little inventory they have has gone to cash investors to protect their pay check. The wolf (the Realtor) is basically guarding the hen house. The wolf, "I promise, I will not eat the chicken. I;m here to protect it."

    I dont think the real estate market is going anywhere anytime soon. The insurance premiums are through the roof right now, HOA fee's are through the roof, taxes are slightly up and there are new fees associated with the buyer agent side comission, so with all these factors even the .5 cut in interest rate is really barely enticing people to sell/buy/

      I agree and disagree. I think it has to do more with inventory than anything else. The rate cuts were also for the broader economy, and not just real estate. But the real estate marketing is moving in the right direction though. Getting a little better all the time

    THIS. You are spot on. To be honest, this is what I've been trying to say, and didn't make the connection to articulate it in this way. I am the highest priced inspector in my economically depressed area, and my business is thriving. I charge the most, and therefore feel the need to always deliver on it. That means I set the bar high and I work hard to deliver the very best inspection experience and report. My Google reviews reflect what I deliver, and clients actually mention that my prices are high but worth every penny. Which then only helps to drive more business. FEAR is what keeps inspectors at the bottom or in the middle. Be courageous. Be the highest priced, and also, be the very best. Your business will thank you. The biggest mistake inspectors make is assuming clients want an "affordable" inspector. They don't. They want the very best. They WILL use pricing as a way to judge that.

Please see below: 1) Yes... but it is a much easier transition if you go from home inspections to commercial inspections 2) Yes, Florida is a great State for commercial inspections. 1-2 commercial inspections a week? That really depends on your marketing skills and efforts. Keep in mind too that sometimes a commercial inspection can take a couple of weeks. So don't worry about the number of inspections you do

    thank you for bringing attention to the topic, more agents and homebuyers need to understand this. Something else that was not mentioned is the liability and standard that inspectors are held to. Inspectors are being paid pennies in comparison to the value of the home. Inspectors will find issues in need of repair costing thousands and tens of thousands of dollars while clients tire kick a $350 inspection. RE agents that ask for discouts are criminals but we wont get into that.

    Great perspective on the differences between Commercial and Residential work. Watching CCPIA training is a great place to start, but "riding along" with experienced commercial inspectors will give you the confidence to do this type of work. I wish I had this video to watch when I started doing commercial jobs !

    This is an area that many businesspeople frequently misunderstand. As someone with a long marketing background, self-promotion is something I am skilled at. But it often garners criticism from others and accusations of being arrogant. But marketing is all about communicating why you are a better choice than your competitors. Period. Being able to articulate your key differentiators is so important and is the most common area of deficiency with the inspectors I help. Just for clarity, confidence in competence isn't arrogance. Marketing is largely about expressing confidence and competence.

    U want to really talk about inspections. Get a hold of me. 54 year old dude who has seen it all. Started out as a realtor and then an appraiser with a regional company then a home inspector. Unless you are in a large market there is no reason to become a home inspector.

    Randy is the master at making people feel great, even when delivering a difficult message. The key thing is he likes doing it so its easy for him.       Easy - that's two inspections a week. Making $1,000 a day is an industry standard IMO. You have to be worth it though - and more.
