      @inspectortoolbelt You did a podcast with david Scruggs about a year ago and he put his number out there. He text me back immediately and gave me some great advice! True man of honor. Glad you had him on. Also I'm most likely gonna use your software once I get rolling. I have a software that came with my ica course which seems to be ok,but I'm not that thrilled with it.

    I am a new inspector but have been working with home inspection reports for the past 13 years in my handyman business. I never thought of structuring my reports like this but now that I hear it I can remember finding problems not listed on reports simply because they were written like you suggest. Going to work on my template to take advantage of your guidance. Thank you!

    Never give an absolute in a report, always leave a way out and past tense or appears are 2 of the best ways. Attorney's will pick apart a report word by word and will hinge their case on a word and now you're stuck defending why you used that. This knowledge is based on past experience with attorneys and my investigation reports. If your comment can be backed up by photos even better.

    Sorry, at 1:06 Darth Vader says, "Luke, I am your father." Not sure where you guys came up with that one. I believe the dispute comes up in the difference between the director's cut and the final cut. In one Vader says "Luke, I am your father" and in the other he says "No, I am your father."     Such great info for other inspectors to know. My mentor taught me this years ago and I've been stressing it to my inspectors when I train them. I always tell them if we can find a way to put in the report to have the whole (roof, windows, electrical, foundation, etc) looked at it's a benefit for us and the client. Windows is a great example, especially when there's a seal issue. Our report will read that broken seals may not always be visible at every window, depending on temperatures and time of day. Recommend having a qualified contractor evaluate all windows.

      I generally agree, but if we lose the public's trust, then we usher in peopkle who will opt for "virtual inspections" which are already a thing. $99 and a photographer will send 500 photos to a report mill using in-house report-writing "home inspectors" and AI. The key is for us to maintain ethics and the public's trust. Realtors need to hear that too. They're next on the chopping block. Ask a travel agent about that...

      What are the legal ramifications in licensed states? If the software has the name Home Inspection, do the software guys have to make sure it meets the state’s requirements? Will the cheap guys who do the AI Home Inspection be on the hook for failing to meet SOP requirements or is the AI Software responsible? Is the agent who recommends an AI Home Inspection on the hook as well? I think these are questions that may slow its establishment in licensed states but anything is impossible. Great episode

    you need a buyers market with homes that are priced REAL!......as a new inspector 250 sounds good when you cant compete with the "good ole boy club" MASTER inspectors.....or i could go back into construction DEMO for 20 bucs an hour...back broke, pissed off, and working with murders and bank robbers....lol....250 SOUNDS SUPER!!!!!! 3 a day with thermal, 4point and wind mit in the mix....yeh thats the ticket!

    The Pareto distribution is expected when you have positive feedback loops. Do a good job for your clients, they refer you to your peers. More work give you more opportunities to enhance your reputation. But, it can be a real challenge to get that feedback loop started.

      Yep! Agreed. But now the agents re the ones being removed from the equation. Albeit a slow start, their downfall hs started

      Agreed. The Home Inspection transaction is too short to see Realtor for their true selves or antics. On longer transactions, renovation loans, where they are the actual client or giving their buyers poor advice, the view is horrifying. They also seem to have the buyers under a spell. One of the biggest problems is shopping. They have a knack for introducing the their clients to lower qualified contractors. They also use lower qualified contractors on their own homes and introduce material defects. They have successfully steered potential buyers away from FHA, VA loans. What little inventory they have has gone to cash investors to protect their pay check. The wolf (the Realtor) is basically guarding the hen house. The wolf, "I promise, I will not eat the chicken. I;m here to protect it."

    I dont think the real estate market is going anywhere anytime soon. The insurance premiums are through the roof right now, HOA fee's are through the roof, taxes are slightly up and there are new fees associated with the buyer agent side comission, so with all these factors even the .5 cut in interest rate is really barely enticing people to sell/buy/

      I agree and disagree. I think it has to do more with inventory than anything else. The rate cuts were also for the broader economy, and not just real estate. But the real estate marketing is moving in the right direction though. Getting a little better all the time

    THIS. You are spot on. To be honest, this is what I've been trying to say, and didn't make the connection to articulate it in this way. I am the highest priced inspector in my economically depressed area, and my business is thriving. I charge the most, and therefore feel the need to always deliver on it. That means I set the bar high and I work hard to deliver the very best inspection experience and report. My Google reviews reflect what I deliver, and clients actually mention that my prices are high but worth every penny. Which then only helps to drive more business. FEAR is what keeps inspectors at the bottom or in the middle. Be courageous. Be the highest priced, and also, be the very best. Your business will thank you. The biggest mistake inspectors make is assuming clients want an "affordable" inspector. They don't. They want the very best. They WILL use pricing as a way to judge that.

      Howdy! Thanks for listening! Please see below: 1) Yes... but it is a much easier transition if you go from home inspections to commercial inspections 2) Yes, Florida is a great State for commercial inspections. 1-2 commercial inspections a week? That really depends on your marketing skills and efforts. Keep in mind too that sometimes a commercial inspection can take a couple of weeks. So don't worry about the number of inspections you do
