This video really opened my eyes to some cool ways to make passive income. I learned that turnkey rentals can be a great option because you don't have to deal with the day-to-day hassles, plus they offer some nice tax benefits. It's also interesting that lending money to other investors could bring returns as high as 15%, and you get to feel like a bank! Finally, the idea of using infinite banking policies for cash savings is fascinating. It's a smart way to keep money growing tax-free. Thanks for these awesome insights!

@InterestedNCompounding it depends on where someone is starting from. If someone has already been saving for awhile, this is a pretty good video about where to allocate your investment money towards - ruclips.net/video/T8wd_8aKgBk/видео.htmlsi=JX_o6z9kAQjFRVjk If someone doesn't have at least $100,000 right now, I generally suggest in my videos to start with bank savings and work up to high yield online savings and infinite banking (tons of videos on this channel about that).

I love the idea of renting out a room in my home or even renting out garage space, but I hear a lot of people saying how many problems they've had with renters. Trying to live with someone that you don't know and they seem to have more rights than the actual owner does.
@Savannah-ed4rv that's definitely one of the risks. Either rent to someone you know (assuming you establish good boundaries) or be very selective who you rent to.

Geez Chris, is this an 8K or 16K camera? Looks amazing these days, on a whole other level. I had no idea that just delaying taxes on retirement income with a 401(k) or IRA actually means you might pay even more later, especially with how California taxes everything at ordinary income rates. The part about real estate was helpful, especially the idea that real estate can give you tax advantages while boosting cash flow. Wahoo!

I was a stay at Home mom with no money in my IRA or any savings of my own, which was scary at 53 years of age. Three years ago I got a part time job and save everything I make. After 3 years, I am 56 yo and have put $9,000 in an IRA and $40,000 in my portfolio with CFA, Evelyn Infurna. @alexremix, yep. I started coaching people in a much different fashion for 2 reasons: 1. People kept asking me how I did it. 2. I am extremely annoyed by all of the financial "theories" that have yet to be proven in a consistent way. There needs to be something to counter the bad suggestions by financial advisors. Otherwise, I'd be living a much quieter life, living on my investments, and not seeing critical comments on RUclips 😉 For me, it feels like a big responsibility to reverse the damage done by traditional financial planners and advisors.

@yungpm, don't trust my words. Trust the results that: 1. I've created in my own life 2. (Most importantly) the results my clients have attained in their lives. If you do that, you'll learn to trust what I say a lot more than commission driven financial advisors out there.
wow that was not very helpful at all .. very all over the place and no real clear instructions. you talked for along time about alot of random useless stuff and then you skimmed over the important part in like 10 seconds with no action plan or details of any kind. just horrible instructions non instructions. its great that your great and make tons of money and clearly want to keep that to yourself like every other rich person.
@KevlarShrek, if you pay attention, you'll realize you NEED to understand: 1. How alternative investments differ from typical Wall Street investments that your advisor recommends. 2. I actually teach how real estate pays higher returns based on the 4 areas you make money (cash flow, renters paying down mortgage, power of appreciation through having a mortgage, and tax benefits). 3. How to find those deals by finding those with at least 12-15 years of experience with strong track records. 4. Build your own network or use someone else's. If I wasn't restricted on time, I could spend a few hours teaching deeper into these topics. But this should give you a great place to start.

GLAD I FOUND THE INCREDIBLE RETURNS OF MULTIFAMILY WITH LITTLE CASH TO START.
Works fine for many people including myself. Just max out your 401k every year and you will be a millionaire rather quickly.
@nicrfe, save long enough and you can become a 401k Millionaire. But what will $1M be worth by that point? And any financial advisor that's actually keeping up with the changes will tell you that you should only take out 3% per year to ensure your money lasts for years, factoring real inflation. That means you can safely withdraw $30k per year per $1M. On the other hand, our clients can usually pull an income of at least $100k PER year per $1M. THAT is why I stopped teaching my clients to invest in mutual funds, like 401k plans.

Nor is anyone that maxes out the 401k and avoids debt. We are literally millionaires and multi millionaires. It works every time without fail.
@nicrfe , first, I sounds like a real estate investor BECAUSE I AM. That's how I became a multimillionaire without needing to save millions. Second, insurance salespeople don't know how to become financially free themselves or help others accomplish that. Third, only 810,000 of the 45 million accounts with Fidelity have surpassed $1 million. Transamerica surveyed those with over $1M in 2023, and 35% said it would "take a miracle" to be able to retire. I'm happy you are among the top 1% in your 401k. But why argue the fact that many haven't hit that point because many don't earn enough to max fund that 401k, and it makes you sound insensitive and arrogant. My dad was one of those debt free 401k savers who did all he could with his middle class income and is now stretching out every dollar he can as his money is being eaten up by medical costs, rehab from broken hips, and home health care that doesn't get covered by the government. Oh, and guess what? Many who max fund their accounts AND are debt free reach out to us in their 40's- 60's because they realized their net worth means Jack squat IF it doesn't generate significant income. That's why they look for something outside merely packing money away into a 401k.

I followed your advice earlier this year and got a car loan from my bank for 5-6% and then put the cash (that I otherwise could have paid for the car) into a debt fund where it earns 12%. Now half of my car payment is paid by the money I earn on the 12% debt fund and in a few years I get my principal back!
