Currently staying in the ozarks for holidays looking for land to move here from wisconsin.
I would love to sell my property in Missouri, the sheriff is a fraud. Meth fentanyl dealers everywhere.. my cabin has been broken into 3 times.. sheriff won't even come and make a report, lost 8 grand in tools and guns .. The poverty rate is skyrocketing.. love to sell and move anywhere.. Morgan county sheriff is a joke . Morgan county is crime infested..😂
The borrower is save to the lender. Good time in history to get out of debt. I hope to see people have access to small properties again. My adult kids would love to add to our farm but rec rough ground is actually 7500/acre here now! Something has to give somewhere. At some point the white collar buyers run out. 9:33 It’ll be an interesting next couple decades. I’ve watched land prices close since the mid nineties and it’s been an incredible ride! I just root for the blue collar folks and I hope the day returns when they can buy a 40 or so….its not now.

Looking to move to Missouri and have watched the land cost go thru the roof. I have noticed tho, that land sells for significantly LESS than the asking price. Everyone is asking a lot, but ultimately are willing to take less. This is the way it has always been!!!
Just my opinion, I think the real estate markets that are in real trouble, is urban residential retail markets, and commercial real estate.
Please don't advertise the Ozarks as a place to go to. We don't want the crowds and development. If your not from here you are not welcome.

I agree but i have yet to see any place actually be able to do this if for some reason this so-called fly over land becomes a "hidden gem". The good news is that alot of folks moving in this region are mostly of the same mind set as the natives.

Not one Real Estate Agent can explain how these Ranch and Farm prices went up by 300% in the past 4 years????? For example a Property that was listed in 2019 was valued at say $120K and today that property is at a easy $500-700K, FROM WHAT?????????? Joke Biden Presidency, yea the CRASH will happen sooner then all of you expect and its nice to get that FAT BLOATED Commission but the time has come for the Fairy Tale to END!

The Crash will last for years, all good things must come to an End and todays prices are ridiculous!

Yep.. This is why we just moved to this area, South central Missouri. We uprooted our 'forever farm' from Southern IL and made the move. Bought a lot of land, have been for many years now. We are loving our Missouri farm and all of our new found freedoms! Also over the years we've always felt that the land's we've bought were too expensive, yet we've always made money on them after a couple of years. I've got 3 different parcels of basically raw land in different parts of the ozarks (1 is in far north of Arkansas) and have put a well in each over the past 5 yrs. the price varies alot depending on location. the cheapest one (was also the deepest and by far the most difficult) was $7.5k and the most expensive one was $20k (it was the shallowest)- these were just for cased well, not including pump and fittings. The cheapest one was likely due to the fact that we got 5 of them done from neighboring lots within a mile of each other so the driller didn;t have to haul his rig far distances and w the 6 wells he finished them in about 11 days whereas it would have taken him 2-3 months to do that many wells
I moved into Vanzant in 92 and paid $150 an acre. I WAS HAPPY TO SELL IT.!!!!!
North Central Missouri here. I fully agree. Rural America, particularly Missouri, is where it's at. BTW, I am not a native Missourian, but I am native to living rural. Also, I came to the county where I reside in 1996. Pasture and brush ground at that time was $400/ac, give or take. Now that same ground is $6000/ac.

We hope to move to Missouri after retirement next year. Look at land on Zillow every day! We have lived in N.E. Texas all our lives. Looking for land In the Texas , Wright and surrounding area. California moved in on top of us…not sure it will ever be the same. Have 4 grown children and 13 grandchildren. Hopefully 2 of the 4 are coming with us. Absolutely love land close to the Mark Twain Nat’l Forest and Big Piney River. Listening to your videos I’d say we value much of the same things in Life.
