Should be lovely, built between a busy freeway and railroad tracks on top of a former railroad brown field and difficult access to downtown Las Vegas. What could go wrong? She sounds like Ivanka Trump peddling real estate. Always go with caution. I would be looking at the Four Seasons project going up in Hendertucky, better neighborhood, much wealthier part of the valley and The Four Seasons has a reputation compared to some "Vegas" developer. A few blocks away, slummy areas of central Las Vegas. People with money don't want to live there. Frankly, I am a bit surprised that there are no mid or high-rises going up in Summerlin or nearby. That area would work well in most cases. We all remember Spanish View Towers in the southwest and how well that worked.

New homes need to adjust to the times. Home solar energy and battery storage are now more common. Electric vehicles are becoming more popular every year. Every garage should include a 220 volt outlet and electric vehicle charger. Every new home and business should install a rain water collection and storage system along with solar panels. Even in areas where rain is infrequent it is crazy to waste the little rain that does fall and waste it. We need to stop planting green lawns and switch to local native plantings around homes. It is crazy to plant lawns and build golf courses in dry desert areas. We waste too much water and electricity. the future is electric. Wind and solar energy along with electric vehicles are the future. Stop using fossil fuels. There is a climate crisis.

The ratio of square footage of the 1 bedroom to the studio at the mgm signature is less than the ratio of the HOA fees for the respective units. Given that both units sleep 4 and have similar common costs to the building/HOA I wonder if you can tell me why.

Good video. Condo-Hotel. That's exactly what this is. It's a nightmare. Extremely high HOA's. Short term rentals. Tourists everywhere. No one treats these properties (lobbies, hallways, elevator banks, etc.) with respect. These are older buildings too--so get ready for assessment fees coming. Terrible traffic. I just can't say enough. Wait until the A's move in down the street. Plenty of other options a 10-minute drive away with a quieter location (you have the MGM pool DJ during the day, Top Golf DJ at night), cheaper HOA fees, and much easier access to the things you need for quality of life like banks, doctor's offices, grocery stores, and far less expensive restaurants. A few blocks to the east.. and things go down hill fast. Polite pass.

We hated our suite, we wanted it specifically for the balcony, but there was no furniture on the balcony, so we could not sit out there, and the walk to the strip was exhausting!
