So, I’ve watched you a couple years now (started on TikTok), and you REALLY got my gears turning on RV rentals. However, I’d been hesitant because debt is scary and I’d been debt free for a while now, and I couldn’t bring myself to to finance an RV bc of the steep depreciation curve. But I’ve been looking around at my paid off cars etc, and noticing something. Yes, they’re paid off, but they’re not working for me AT ALL. Making no money - just sitting. So, fast-forward to now. I just hammered out a deal on a sweet little class C, and I’m going to pick up this week, and therefore begin my rental journey. I owe a lot of that to you Freedom Hustler. Each time I’d forget about it and telling myself it’s okay, I always found my way back to your videos. You’re doing good work. Still. Even here on the reaches of RUclips.

This is very interesting. The Dave Ramsey plan doesn’t work for me it’s too focused on one area at a time. Instead I do all baby steps at once. Getting $1k saved is something the some people will never accomplish and they give up. And when you get to the payoff the mortgage piece that’s going to take forever. I’m investing now to let my gains pay off my mortgage later.

I don't see this as a true rejection of Dave Ramsey's advice at all, just an argument for a different Asset Allocation. He still had to get the money some how and he did it through strict saving.

I don't think you understand your own situation completely. If your logic is that 200% return on your class C is better than your real estate, then why are you 90% invested in real estate? I think you are instead just hopping from one thing to another. You started by working, and dumping cash into 401k, got bored after 7 years and wanted to try to support yourself without being paid by others. But you needed a cash infusion, so you took everything out of your 401k to fund it. You then leveraged buying real estate with that, and later leveraged your real estate to gain cash again to buy a class C to generate current income instead of book value you have to borrow against or sell to gain access to. There is nothing wrong with any of that. Your "savings for retirement" are in the form of real estate. Its another tax deferred investment vehicle, similar to a 401k. Land values have averaged 4-8% over long timescales (depending on growth areas vs not) and the S&P500 index has averaged over 10% during the same timescales. But real estate costs yearly property taxes and accumulates long term capital gain taxes on land of15% vs 401ks owe current income taxes only on withdrawal. Because of that 401k can be converted over time into cash at lower tax brackets of 0%, 10%, 15%, etc., and yearly transfers into a Roth IRA accumulate 0% tax on future gains, where as all future taxes on owning real estate are still accumulating. From a tax efficiency standpoint 401k+Roth IRA has an advantage. From a long-term gains standpoint, the math is in favor of passively owning S&P500 index vs passively owning land in a growth area. But land still works, and does have a high upside. But for income to pay for your life, your decision to start a business owning and renting a Class C instead of working for someone else is why you are enthusiastic about it. It has nothing to do with saving money, 401k, etc. This is what you do not seem to understand about your situation. You are a small business owner instead of an employee. That's it. Nothing to do with investing in the equity markets.
