    I wish I did. The issue that we homebuyers have is that, unfortunately, for us, institutional investors have gotten into the real estate industry too, and we can't compete with them due to the fact that big corporations get corporate welfare and if they fail, we bail them out and we pay for it with higher taxes. For example, in Blackstone, through its subsidiary, invitation homes bought a lot of homes with its investment capital and did not pay the classic garbage fees that homebuyers pay due to the fact that Blackstone bought them cash and through their brokerage and handymen networks using their business models and "economies of scale" thus saving a lot of $$$ along the way, while most of us, don't have access to those tools, either because we're not sophisticated enough or not have access to those tool. Also, those types of corporations, among others, utilize physiology to create a mental urgency and entice homebuyers to overpay for homes by creating a FOMO and greed factors and what's worse the bank along with them raised the front end & back end qualifying ratios from 28%-36% to 45%-50% to buy a home so that homes would become more expensive and the bank executives could make larger loans; however, it is detrimental to homebuyers because their expenses have grown 30% or more and not leave space for personal or recreational as well as educational budgets for hour kids. That's why you see a lot of homelessness and people losing their homes. We have an FHA foreclosure moratorium that hardly anyone knows about it. That moratorium keeps the prices artificially high, too. It doesn't matter how long ago the above-mentioned mortgage qualifying ratios were changed, but the struggle that those changes have caused in society. Bottom line, either the qualifying ratios change or home values go down due to the all asset bubble implosion like the one we had between 2007-2009. Everyone git greedy, and here we are. We all are paying the price. Check the statistical data, asset bubblebis about to burst; however, nobody knows when due to the different socioeconomic and financial data.

    How's that possible when the rules of home ownership have been changed to the advantage of the elites? Case in point, the front end & back end mortgage ratios changed from 28%-36% to 45%-50%. Thus, who has been favored by it? Answer: The banks and naive home buyers have been brainwashed and have the FOMO syndrome. Thus, based on the statistical data, it won't be long before the all asset bubble burst. Just look at what happened to the real estate agents that lost over $ 400K with the I flip Chicago syndicator. Greed and FOMO are your worst enemies. Just be careful because if you don't, you'll be holding the bag.

    Your first photo Richmond, all those stock photos are SF not Richmond. Richmond houses do not look like that. El Cerrito has good schools? See 5311 School St, EL CERRITO, CA 94530 with 2, 5, 7 rating. for 800k.

    He doesn't mention the Aging Population and skyrocketing property taxes. Once the last of the boomers and the beginnings of the Gen X'ers start to go their kids won't want to hold on to two properties and the market will flood. THey are playing games but no one can beat time.

    You mean right now? I say tgis because I've lived through 3 market crashes and everytime the have been people like you saying what you just said. Then as time progresses, high prices and high interest rates lead to people just walking away from the home they can no longer afford. The only difference now is companies like Blackrock buy up the inventory and jack up rents. If you think the current market will just happily chug along as is for much longer, I look forward to donating my empty bottles and cans to you in the future.
