    Do your numbers include real estate for areas including Carlsbad and Oceanside? I'm curious how things are trending there.

      Hello. Sorry for the late reply. The numbers I pull for my video are for the entire county. However, I do have access to a few different reports that are for specific cities and zip codes. In general, both Carlsbad and Oceanside are trending up. Average market time in several areas of Carlsbad is less than a week! There just isn't much inventory for the demand that is there. Please let me know if you would like any reports for specific areas. Thank you!

    Bottom line, consistent accurate predictions are just not possible. Those that make the predictions are 1) rarely held accountable and 2) very slick at dismissing that they were wrong. Human beings are very interested in having the predictions and so the demand for the inaccurate predictions never ceases. Keep in mind is that if you're predicting (guessing) the direction of a number - will it be lower, higher or stay the same - you have a 33% chance of being correct at random. Just enough to give someone hope that maybe you actually have skill, when you actually don't!

    Happy bday Bryan! Love the content. So 53 years ago today, the CA median home price was $24,300. I looked up todays CA median home price, and it’s now $815,340. I’m horrible at math, but I know enough to see that means CA real estate doubled in value every decade during that 53 year period. 😮 CA real estate is comparatively expensive, but dang it’s an amazing investment if you get your hands on some. No wonder most homes here have bidding wars. 😂 Keep up the great work!

    Thanks for the update, Bryan. It would be great to be able to see more granularity. For example, you mention the median sales price was $862,500, down $43,500 from last week. What is driving that? Does that simply mean more less expensive starter homes are selling than before? Or are the top end sales simply slow because people with more expensive properties have decided to set on their equity and good mortgage rates and stay away from the market?

      Great question, Don. The median price is representative of the mix of homes that are selling that week. It does fluctuate week to week. I am seeing people with good mortgage rates staying in their homes longer, which will further constrain inventory. We will watch over the next few weeks to see the trends in what is selling.

    Excellent update, Bryan. As a 30-year San Diegan (in Rancho Bernardo, specifically), I have a keen interest in what is happening locally. And I couldn't agree more with you about the notion that we're NOT in a bubble about to pop. I just don't see a catalyst for a massive downward trend in prices. I think we may return to a normal 4% or 5% growth rate, but not in 2022. In the meantime, I will enjoy my equity growth. I plan to retire in a few years, so that extra net worth is comforting.
