    THIS IS LONG BUT PLEASE READ. IT TOOK ME A WHILE BUT IF ONLY 1 PERSON CAN TAKE MY ADVICE THEN THIS IS WORTH IT: My advice to Diasporans, yes buy land but save up your $ and get 4 - 6 months off and go & run the project yourself on the ground. NEVER attempt to build from the Diaspora. OR BUY A HOUSE. The construction company will build another house out of your materials. Many Diasporans will be auditing the cash flows and invoices etc. There are a million ways you can get swindled and the best ones are the ones you never find out about. I tried this and I started to realise the scams, the list below is only a fraction of what I figured out: They dont steal from you at the beginning. They have to buy your trust first. And the fundamental mistake we all make Diasporans is thinking we can outsmart the system. The "It cant happen to me" syndrome. They will ask for half down for them to start the job. And they will give you a timeline of 3 months to complete.90% of that $ goes to pressing issues in this guy's life. School fees, groceries, rentals, even a holiday! Because of the above he hires shoddy tradesmen. Most of these so called companies are shell companies, there is only just a secretary who works from home. You can already see how this is about to turn into a disaster. The poorly remunerated trades people starts to steal the materials and sell them, the plumber steals copper lines, the builder cement, the tiler boxes of tiles etc. Which is why they took the job for such a paltry wage - there are deals to be made. The so called Project Manager or builder will be coming to your project once a week. Now there are a million other scams in town - from inflated invoices (he then gives the shop owner a cut or the shop owner doesn't really care because he is making a sale anyway); buying of excess materials (so there are 2 trucks at the shop, 1 taking your materials to site and another taking your materials to another unknown location). So between the builder stealing materials and his tradesmen stealing too, you will get a professional request for more materials. The job will stagnate and the guy starts not answering his calls. When he does he will be coming/ or going to a funeral. The tradesmen will disappear, they have gone to burry a relative ( TRANSLATION; the builder is not paying them and they left). After a month you eventually fire the builder. When the new builder comes, he will show you some horrifying pics of the shoddy job that's been done and how some things need to be taken down and redone. Its a mess. You feel like now you have got someone who cares and wants to do the right thing. NOW GO BACK TO THE BEGINNING and keep reading. NOW some will say its better to use a professional company. The professional company steals from you professionally. This is what I mean - They will put a 200% mark up, get the same guys from Mbare but now the difference is he will put a supervisor on site and buy these guys new overalls and safety shoes. He works the guys hard for a little bit more $ (peanuts) & the guys cant steal (not for your interest but for the builder's bottom line sake). PUT YOUR RELATIVES IN CHARGE. NEVER assume that people you left at home are still the same people. A rookie Diasporan mistake! Everyone is trying to steal from you (from the construction company to your relatives sometimes). So when you hear these guys applauding you and encouraging you to build a big house and how great an idea it is; they are not talking about you. Its great for them because when they look at the scale of the project, they know they can build and complete their own 3 bedroom house somewhere in town from either your materials or from another million ways in the magician book & others that haven't been written yet!

      Plenty machinery, hand digging is just a cheaper option. When i built a pool it was also easier to have workers dig than get machine into the complex

    It looks very cheap to build a house in Zimbabwe. In South Africa to build a house foundation of this size might cost more than R80 000.
