Great content. Appreciate the stats! Would be great to see a trend for the year 2024 on how many sold under, at and above asking price in durham by cities if possible.
I will definitely include stats like that in the very near future! I used to include those in older videos, but the stats service I used at the time has shut down, but I've recently been told it's coming back here very soon. As long as it hasn't been disturbed. As soon as it's been disturbed the fibers go air born and it becomes a health risk.

You mentioned that Oxford st is not safe street. We are planning to move there and can we get more info as why it is not safe in this place? And is the school in glen street public school safe?
It's only not safe for people who live in a bubble I have lived in that neighborhood for the better part of 40 yrs yes its not a great neighborhood but the people are fine not the richest people mostly on Assistance if crime is what tour worried about most of the crime comes from the big areas in the north end like windfields or north of the Walmart on Taunton and Harmony south Oshawa gets a bad reputation because back 20 30 years ago it was horrible not so much now
South Oshawa often gets a bad reputation, and sometimes it’s unwarranted. Personally, though, if my budget allowed, I would avoid most of the Oxford, Cedar, Glen St, and Wentworth areas. I have wonderful clients who live there, I've sold plenty of homes in the neighborhood, and I've had family there. In fact, all three of us on our team have lived there at some point. But, it’s not for everyone. It’s a bit of a rougher neighborhood, so your experience will really depend on your expectations and standards, as everyone has a different opinion on the area. Feel free to reach out if you’d like me to point you toward other areas that might be a good fit for you as well.

Glen Street is not a catholic school but there is a catholic school further down on Oxford, but I would check online into Oshawa's school boundaries so you can see which areas feed into the different schools. There's no nice way of saying an area or school isn't good because there are great people who live there and may disagree or take offence, but in my personal opinion, if I had a family member moving to Oshawa who had a young child that prioritized being in a good school and a good area, I would recommend they explore other options if their situation allowed it. fascinating to find out that the Harbor Road area (South Simcoe/Harbor Road) is set to develop a new condo complex (Nahid Harbor Condos). This area (south of the 401) has remained undeveloped for decades. The area has no other developments--grocery stores/restaurants/Big box stores etc, Will be interesting to see if this condo will spur this kind of development

Immigration is on halt for the next 5 years. Seneca college just closed one of their campuses. Other diploma mills enrollments are way too low compared to last semester. There are too many inventory in the rental market. There are no idiots left in the market.

Lived in all kinds of areas in ďurham and shwa(the armpit of durham). Saguenay, Rideau place, 1010 glen and ritson central. I can say this, if u look like a victim, your going to be a victim.

Buyers wee waiting for a correction for years and now that they have one they forgot the reasons for the correction meant they could not get financing, lost jobs etc. it’s never a good time to buy when you wait for a decade.

As a mortgage agent in Durham, these changes will help people using Net Worth programs, foreign buyers, people who write off mortgage interest from their taxes, and very high income earners. For a home priced at $1,499,999 in Oshawa, Ontario with a $125,000 down payment, a 5% mortgage rate, and a 30-year amortization, this is what you are looking at: CMHC Insurance Premium: $42,624.97 Provincial Sales Tax (PST) on the CMHC Premium (8%): $3,409.99 Total Loan Amount (including CMHC premium): $1,417,623.97 Monthly Mortgage Payment: $7,610.11 To qualify for this mortgage (without me having to do financial engineering) you need an annual income of $277,234.19. So Jessie is right, this program will not make housing more affordable.
The buyers in one city are also sellers in another. Looks like every city thinks they can grow the same way as Toronto.

This is a great video describing the real estate market in the Durham region. As a Durham mortgage agent, the biggest thing I can tell you about clients in Durham is that they think they can’t afford anything, but that’s largely because people at the bank and other financial professionals aren’t spending the time with them to show them all the possibilities. It’s hard for people to see the big picture because they don’t have the data, and as someone who stares at the screens all day, I can understand why. Everyone thinks rates are going down but the 3-year fixed actually went up 60 bps last night. This could be one of the best times to buy RIGHT NOW! As a mortgage guy who doesn’t sell homes, I will tell you prices are set to scream higher. The early bird gets the worm. Don’t miss out or the market WILL run away from you.

@@kanantony4423 Yes, that's true. In 2021 the media and 'the experts' were telling people to buy. Even the bank of Canada was promising rates that would be 'lower for longer'. So people listened and bought, and look at where some are now.... particularly people who bought new, that's where the pain is. Today, those same 'experts' are telling people not to buy. So, should you listen to them again? What I'm sharing is that I see the data you don't see and talk to the insiders you can't talk to. If you have a short-term perspective, like the media, you won't have the perspective to see what is going on. There is a reason the big players are loading up on real estate right now. They are buy buy buy... they buy on the way down and sell on the way up. And yes, most retail people will be late to the game.... again. But you don't have to be.

I have confirmed my popcorn plaster ceiling has asbestos (1200 square feet) getting quotes in the Peterborough Ontario area, do you know anyone in the Durham area that does this work, and how much should it cost (ball park) to remove the ceiling?
I'm not sure what the cost would be, but in the past I've used Ontario Insulation in Oshawa.

Let's not be too dramatic about this. People can go buy a house today with an all time low price and use the 30 years mortgage and have more options not just the ones that are priced less than 1M. Nobody stops people buying now but people want to wait for the absolute Lowest price at the bottom of the market
No one even remotely financially illiterate thinks this will help with “affordability”. You can just take on more debt lmao
It hurts everyone. This is just under the guise of affordability. But people looking to get into a home knows it’s not. Income to debt is still way too high and not realistic. If you’re financially literate congrats. Use your money where it’s worth it.
The dirty Shwa
These new rules are a determent. Will most likely have people eventually lose their homes or become more dependent on the government. To me anyway, this sounds like the government wants people to permanently rent for life. Hmmm
These new programs are increasing the number of buyers while not increasing an equal supply which will result in higher property prices. I have suggested to various government officials that municipalities should create a new "fixed price zone" for builders and developers. The objective is to reduce speculation and market supply demand increases in house prices. The idea is builders submit their proposals, the municipal assesses the project and a specific price for each property is assigned. The housing is then built and sold at the specific set price. But to be able to purchase these properties., the buyers must meet specified and irrevocable conditions, such as the property must be a primary residence, it can not be converted into a rental like an Airbnb or student housing and it can not be resold on an open market. That last point is the main issue. If the owner wishes to sell their property, it has to be sold at the fixed price set by a housing authority avoiding bidding wars which drive prices up. House values rise with inflation, property tax assessments and approve home renovations. This program could be administered by MPAC. Naturally, the program does not address the quantity of housing but it is designed to address the property values without affecting the free market prices too adversely.
Introduction of the subprime mortgage shows how big of a problem it is. Soon a large number of idiots (mostly new bees) will sign up for the subprime mortgages without knowing the consequences.
So to fix the housing crisis we load up young buyers with more debt then they can imagine paying off? In the old days to get that kind of money you would have to canvas all your relatives for deposit money and co sign. Add in a questionable mortgage app and you too can get a 900k detached in North Oshawa. You know what? I think young people have gotten wise to this trap. I think the government will not be able to count on these sheep anymore. Let’s see what happens but I think the winds of change have blossomed. I have faith in young people.

You might want to alter your videos somewhat to make them more inclusive. Not everyone looking is a young family. I am a recent retiree looking to move to Ontario, outside of Toronto and basically wasted my time watching. Not once have you mentioned any information for my demographic. I don’t care about schools (unless it’s too avoid them!) or huge houses with big lots. How about some quiet locations AWAY from schools and close to things that would interest a senior (beyond lawn bowling 😛). The 1111 Wilson Road bungalows are the only thing that piqued my interest in this otherwise drawn out video. In fact it is a quiet area with seniors apparently, yet you mentioned nothing about that. Your information may be helpful for young families, but don’t forget us (somewhat) oldies. Our money is just as good and probably more readily available.
Hi Claire, I totally understand where you are coming from and am happy to make a video more specifically for the retiree demographic! The majority of the viewers that watch my channel and the home buyers who have reached out to me from this channel have mostly been first time buyers with young children or looking to start a family in the next few years. The truth is, most first time buyers want similar things, but seniors looking to make their last move have a little bit less in common. Some want to move to the country, some want to move into a condo so there is very little maintenance and maybe even split the year between here and Florida, and then some want bungalows in mature neighbourhoods/pockets.
