    As always love your videos! So much great insight and information. The biggest issue is we are in an economic lead decline, which we have not seen in a long time. This type of real estate market has not been seen since the 90's. What happened in 2017 was a policy change, not economic.

    How do you complete Form 150 if it's a distress sale?..original is 800k and assignment price is only 700k?

      They are selling at a loss. Distress sale is subjective I suppose, most people assigning properties in 2024 are selling at a loss. You are to insert the numbers there as usual. I hope that's helpful!

    I have lived in Toronto all my life and I am disgusted at the small units that have flooded the condo market. I think the best bang for your buck are the condos that were built 20 or 30 years ago. Condos like 25 Esplanade , The Summit, etc, etc...yeah they are a bit out-dated but at least your couch is not facing the kitchen sink .

    Great video! What happens to the the realtors commission agreement that was signed with the builder if the APS gets assigned to another buyer? Does the Assignor will have to pay a % to the new assignee?

      Hi! The realtor would still be paid but this is dependent on the commission structure and arrangement. It’s a difficult question because it depends, but very often, builders and parties go after commissions that were paid to a realtor, for one reason or another

    Bank of Canada should not cut the rates anymore. The only way to bring the real estate down is to keep the rates above 6%. If the home prices are down then the interest rates won't impact the affordability. The main problem is that people/investors are buying houses as how they buy stocks and now they crying about affordability. The interest rate increase will not affect anyone if the average house prices drop to $500,000 instead of $1,000,000. The bank should keep increasing the rates to keep the speculative buyers out of the market. Buyers should not get into the market now and wait till the prices drop further.

      @@michaelduggal8983 I don’t see how it can go any other way. Conservatively 100k new condos coming in line in the next 3 years that were bought at 1500-2000 a foot when the market will be half that before you know it. The inventory is shoe box sized and no one wants to live there. Don’t be surprised if there is calls for the City/Province/ or Feds to buy these things. Just imagine homeless people going in 600sft 1 million dollar condos bought by the city. lol 😂 what a crap show.

    Glad to come across your video. Thx for the intro to the assignment sales. Due to an unexpected change of circumstances, I’ll have a pre-construction condo to be put up for an assignment sales thru the realtor who sold me the property. Since it’s a condo and there’ll be a Final Closing cost (for example $50K) as per item listed. One thing I’m not clear to me is that as an Assignor (me selling the property), do I have to pay in advance in addition to the original purchase price of the property for this Closing cost or the Assignee will need to pay ?

      Please see 7:22 of the video. Go through your original purchase agreement with a lawyer, and ensure that the offer between the assignee and yourself; clearly states who is paying for which of the closing costs. I don't see any reason why you would pay for the closing costs. The assignee usually bears this responsibility. I hope this is helpful!

    The NASDAQ with all it's technological might barely doubles every 10 years. The financial capital of the world New York city's RE prices went nowhere between for 15 years between 2005 and 2020. Assuming with certainty that Toronto RE prices will double in the next decade is BS. That happened the last decade, but this doesn't mean it will happen in the next. For that to happen we need massive and historically unprecedented economical expansion or a massive devaluation of the Canadian Dollar which will cause massive inflation (Check Argentina, Turkey, Venezuela, Zimbabwe, etc...). RE in developed countries historically appreciate at the rate of 2.5%/year. My advise: Don't count on 8%/year, it's not normal.

    In the next decade? That’s a lot of time to make that sort of prediction. A lot of regime uncertainty. I’d say in the mid to short term supply will catch up and demand will be tamed. The real estate market in Canada is poisoning our economy. And it’s more exposed than ever. Interest rates ain’t coming down this year. There is no evidence to support that it will. That also goes for the u.s. we wouldnt lower before them as it will adversely affect our dollar. By end of 2024 we will need to see job losses for them to cut. Demands still too high.boc is worried about this. If everyone pools back into the market it’s counter productive to taming inflation. Which is more important for the boc.

Immigration can’t and shouldn’t be used as a selling point for institutional investors hogging homes. The condo market currently is taking a beating now. Whether we have immigrants or not. There is uncertainty in the housing market now.
