      Hi Duckfield The good thing about myself is being in the business since 1996. I have seen the ups and down of the Real Estate market much like many have seen the ups and downs of the stock market, Bitcoin and relationships. The best news about all of them are.... Nothing is easy. Nothing is a sure thing. Never jump into things feet first without research. Never buy high and sell low. Long term vision is always the best strategy. ( just ask my wife. We have been together since 1996 and with work, are relationship is the best it's ever been). Or you can rent for the next 10 years and pay approx 3-5K per month to rent a townhome for example. Which equates to $360,000 of guaranteed lost monies. I prefer to pay off my own mortgage. Hope this helps. - Darcy

    Thanks Darcy, quick as always. I do find it hard to believe people are able to trade up or down into a townhome for financial reasons when Strata fees are seemingly unaffordable and not showing signs of slowing in growth. a 3 bed at 570 Sarsons is $1120 a month!? even smaller no pool developments are $600-800. The drops this month in sales also pretty shocking after an interest rate cut.

      Hi Graeme Strata fees are a tough pill to swallow but once people realize what Strata fees are used for this really starts to make sense. Strata fees could be paid to the strata corporation by every owner of a community to pay for things such as ( each strata is different and their budget outlines what strata fees are used for). Plus the government has created a mandatory Depreciation report to ensure the owners or strata have accounted for future maintenance costs, just like homeowners should with their own Single Family home. So the unexpected costs may have most of the expense already saved. Landscaping Building insurance Snow Removal Garbage and Recycling Exterior building maintenance - roof, siding, windows contingency fund electricity for common area lights water for irrigation amenities - pool, gym, guest suite, clubhouse etc As a single family homeowner or freehold property owner the above costs would be paid as well but by you only outlined below landscaping maintenance - your sweat equity or company Building insurance as part of your home insurance garbage and recycling on your tax bill Water for your irrigation on your water bill Amenities - your monthly gym membership, hotel for guests, no clubhouse to have gatherings Roof and exterior repairs - all on your cost Snow removal - sweat equity on your part again or hire out.       @@thatfarm499 Hi Thatfarm499 You are correct .25% rate reduction is belly button lint but would you have prefered it to increase by .25%. Like a relationship, you have to start somewhere to get to the place you want to be. A small gesture in the right direction will get us to where we need to be. However, if you wait for the overnight rate to get to .25% again you will be too late. Let's talk real estate again in 10 years and see if waiting was the right thing to do. If we had a crystal Ball we would be living on the beach right now. Look forward to the chat.

      Y'know, Canada is in a recession. Job losses, layoffs, no consumer spending. Recipe for countrywide selloff in RE, maybe -15% to -25%. While that doesn't help create volume for RE agents, it will help clear out speculators from the market. Kelowna is not special, to will be impacted by selloffs in TO and Van.

      that's what every has said for 20 years since i moved here and the biggest correction I can remember was around 15%. I think there's a lot of people waiting and now the BoC have moved a bit, people will be more confident to move forward with a purchase. I do agree that Darcy is always a positive thinker, but that's his job.

      ​@@graemepaterson9436 Actually if house prices were priced in gold in 2014 & in 2024, single family home prices in Kelowna have fallen about 10% over ten years. The price has really only increased as the dollar continues to fall in value. 384 oz = 2014 348 oz = 2024 Not bad really. The problem now is that prices are already unaffordable for most people, most project financing does not pencil at today's rates so housing construction aka jobs will likely slow, and with crops and housing being hugely effected and 60% of Canadians still needing to refinance into higher rates, the future definitely looks uncertain. Add on top that BC governments are beginning to run huge deficits due in part to reduced revenue from real estate transactions and large exodus of people through interprovincial migration, the Airbnb rules, the empty house rules, the foreign buyer rules, the slowing of immigration into Canada, a large aging baby boomer population, plus the risk of a falling Canadian dollar as our rates drop because our economy is weak (15 consecutive months of negative real GDP which excludes GDP from Immigration) which makes Canadian real estate not look as attractive to investors... Real estate moves slowly, corrections take time, and historically take years to play out due to their slow nature. The one thing that may save housing is if wages continue to rise aka inflation stays persistent. Time will tell

    I’m part owner in a hotel in Penticton. How will I know that the best price is being given to our strata group for the recommended sale price of the property. I’m finding it hard to see similar sales for this type of product in the sales market. What can you tell me? Cause I’m worried that we could be listening for a lot more especially considering the fact that short term rental availability have dropped due to the government’s stipulations on air bnb’s.     Your assessment that land value never drops isn’t accurate. During the 80’s, land prices plummeted in BC, due to the recession. We are now, once again, teetering on the brink of recession. The possibility of interest rates continuing to increase in 2023 is becoming more likely.

    Hi Darcy, I do agree with you that the market has not CRASHED! But, I watch the market in Tower Ranch and houses here are not selling. Most homes have been on the market for more than two months or longer. This could be considered a type of CRASH or market correction. I realize that you are trying to put a positive spin on this situation but the market has gone from listing a house and selling it in the same day or week to not moving at all. Again, that could be considered a CRASH! Over the last six or eight months I have been in contact with Danny Kupkowski for updates on the market conditions in Tower Ranch. Houses were selling well above the listing price and now nothing is moving. Not sure how to end my comment but if there are more rate changes coming in the fall, buyers and sellers will be...?

      They're not that bad, generally-speaking. And the spring, summer and fall more than make up for it. The hot Okanagan summer's will make up for any snow or below-freezing days in the winter.
