Today we are flying to our finished project in Dublin Georgia. We completed this 80 unit development last year in 2022. It is fully leased and still looks good.

Here we are touring buildings 1,2,3,4 in our 56 unit passive house apartment complex we are building. Each building is a step back in time. We built them about 30ish days apart from each other so its cool to see the same layout in different stages of construction. I am actively trying to get better at filming and talking haha. Such wasted opportunity!! The majority of your land is used for asphalt that will house cars...why not build an underground parking that will protect cars and allow you to use less land OR make community spaces?
Great idea but I can tell you haven’t built before. It all comes down to cost. We’re building affordable housing remember? If I built what you’re saying, then it would be unaffordable. We don’t take money from the government so it’s all market rate.

This is workforce housing. The nicer we build these things the more we price out the people that need this product, the most. This is also market rate. We don’t obtain any government funding or grants to build this. If you could build something better, please show me.

First, we get a construction loan usually from a small local community bank and then once we’re finished with construction and need to refinance to a longer-term debt we usually go fanny Freddy

Conventional construction is too expensive and when you design conventional construction with wood and other materials like spray foam and stuff, you don't need you can't rent the properties out for 500 bucks a month so concrete construction is the best way to go essentially building apartment buildings the same way we build our prisons is the most affordable and cost-effective way to build our houses
Bro congratulations. Very well done indeed. Quick question: In Europe we usually don't build the frame with timber. Was it the cost implication that made you guys use timber for the frame? How much approx cost would've been added if you'd have used concrete frame?

What if you work at night. And sleep during the day and your ac is constantly turning off
Minisplits are great on paper but remember you now have 3 HVACs to maintain and if one of them goes down, it's a service call and each service call costs money.
but that service call is less urgent than a whole apartment or possibly multiple apartments totally losing all heating/cooling

Absolutely Agree. That was the first error I noticed straight away. How the couldn't built that conduit is beyond me in 2024

In the south, make sure the mini’s run enough to dehumidify or the mold will be biblical. Personal experience.
i love that you did the mini split instead of a whole hvac ac system because it really seems inefficient nowadays, and the cost of building and maintaining goes down means you can make it more affordable for your tenants, [ i know you wanna maximize profit and i mean that is one way to do so by keeping your build costs low, and at some point you will lose money if it isn't affordable enough from what i learned in microecon ]
I'm only 22 myself and live in GA, definitely interested in building apartments as well. Just subscribed as I'd like to learn more. But this just blows my mind because you look pretty young, how did you get the capital to get started with building apartments? I know it's gotta be a construction loan, but did you have a certain career beforehand to help out with this?
Only 2 ways: born rich or have rich inner circle. Of course nothing is impossible but it will take a normal person years to get to this kid level without the initial capital.

This was a perfect RUclips suggestion video. I'm interested in building high quality, high density homes. I think your houses look great! I don't know what wire rot is but I guess I will learn when I start to build. The pitch of the roof makes sense because climate change is bringing more and more snow to the South. It has to make sense. Going with the most expensive products will break any budget. It didn't say these are luxury apartments.
@@adt1017 and you wont attract luxury tenants. I have seen apartments that really go the extra mile to include 10ft ceilings, nicer finishes and trim and those extra details combined with a very decent price causes people to stay longer and renew leases because their apartment looks and feels like a home... as well as when they go to look for a new apartment anything cheap looking doesn't feel like a good move so that too helps them stay longer... which means lower turn overs and spending money or those turn overs and make readies so in the long run it comes out cheaper as well as less hassles. All of this also goes hand in hand with screening a tenant and longer leases.

Parking is a luxury in the states. Especially apartments, some people own multiple vehicles and visitors also need parking
In Georgia, people drive. It is mandatory to have parking from city to rural Georgia. State & cities are spread out. really only Atlanta has public transportation and with panhandlers/ homeless/ criminals/ mentally ill, people prefer to drive.

Beautiful home. Would recommend putting in infrastructure that encourages/facilitates walkability. Crosswalks, sidewalks, bus stop pull-offs (if on a bus route, or for school pick-up), and trees for shade (promotes slower driving too). Also seeing the thermostat wiring on the outside of the wall with the chunking in the middle of the wall is odd/tacky. Otherwise, great job, love the project.

So when you say passive apartments, what does that mean, like traveling folks? The kitchen area looks weird. There really isn't a living room.

Also, if you move to 24 o.c. framing, you can save money and make the building more efficient. With the lumber and framing savings, you should be using ZIP if you are going to keep the buildings. House wrap will give you problems with the amount of rain you see there, especially with cheap windows.
