    Turning a standard post 1900 house into that many rooms means you are planning on filling it with those hard workers who work for peanuts, put us out of jobs, and think nothing of packing 20 people in a place that size. I take my hat off to Indian workers. They may have my job, but they get shafted for the benefit.

      Hey mate, we take long term leases usually 3-5 years. We use residential tenancy agreement :)

    I’m just thinking- yes for me this is an excellent opportunity for someone with $50 k because you come across very credible and honest and know what you are doing.. you have the runs on the board already with other properties. I am curious as to why you would need capital form other investors? If you have a few of these rent to rent already- snd they are generating income of $50-$70k then you could use that money to set up the next one ?

      It depends on the level you want to operate and your capacity. For us we want to be able to make a difference in our work. Perhaps we can do one of these places in our own but when you have the systems set up to be able to handle more projects then the obvious choice is to team up and do more. We always find a bottleneck it can be staff, capital, new deals or anything like that. A lot of the time it comes back to capital being the key to move forward

    I think what you are doing is a genius strategy to help with the housing crisis in this country. If every single or couple had access to this type of accommodation, there would be more 3 and 4 bed homes available for the families who need those regular size homes

    I didn’t get how you solved his dilemma about wanting his daughter to go to school nearby. Did he rent another property nearby? Also I love that you have removed the loud music in the background. I really want to hear what you are saying and the music makes it a bit difficult

      Hi, I will do a longer video on this. It’s hard to get the point across on these shorter videos. Basically he wanted to hold the asset so he could get accepted to the school by holding re in the area. He also wanted to have the deal work as a negatively geared asset. With interest the deal became a hole in the ground. By cutting him in on the project he was able to have the deal work and get into the school in the next few years. In return we get an extra year to make up the difference. This way we can operate and everyone stays happy the owner, our investors, the tenants and us as the developers. This property helps ease the housing crises in the area and done well these places are a win,win,win,win

    saw your RUclips channel video and understood it was Very nice. But your channel has problems something, I want to show the problems. but the video doesn't get more views and subscribers because your video is not SEO. It is responsible for: 1. Channel videos are not properly SEO 2. Videos are not reaching the people 3. There is no rank tag in the Video 4. Video SEO score is 6.8 out of 100 but SEO score should be 95+ to rank video 5. channel tag not good 6. There is no video tag and other technical problems If you solve this problem you will get many views.

    I would never ever do this. I am a 48 year old single lady with a 4br house and I would never do this or rent it out. Who the hell would let strangers live in their home. I have a second home that sits empty cause I refuse to rent it. I need somebody to explain to me why renting your stuff out, it getting damaged, and then the inevitable eviction process that comes with removing tennants. Why , in this economy where everything is so expensive to repair, would anybody risk their house to strangers?

    The music goes with whoever this clown is. It only works well because realtors and Landlords expect an arm and a leg for a studio depending on area. Let alone all the studios have been converted to AirBnBs. Serious I would reconsider music choice next time and not go with something so "silly" or "clown-like"

      Well that’s not very nice. It works well because the market is asking for these kinds of accomodations. period. The market chooses what’s valuable not me or you. You couldn’t go in and provide a shit product or charge what the market isn’t willing to pay. That’s not how the economy works.

    Very good to hear your thoughts on rooming house. But couple of questions in my mind. It does generate a great income but there are some significant drawbacks as well. To resell the property is very costly if opted to convert rooming house to a normal residential house. secondly banks don’t like rooming houses, so hard to get loan if you don’t have less than 20 percentage deposit. real estate agents charge huge money to manage the property.

      Class 1b buildings can be rented as regular residential so it would just be a matter of pulling down rooms to convert back to 4-5 bedrooms. If converting you would simply get a loan for a regular property to convert. Building would be a different story. Yes management can be expensive but if your unwilling to do it you would need to factor this in to your feasibility.
