What is the price? Who is the Builder? What is the square footage? This is the information the people expect to be transparent.

Depending on the location, the base prices are starting around $435ish. With KB you should estimate about 10% of the base price for options and around 10K for the lot premium.
It’s unlikely that you will buy this for anywhere near $1million.

Holy only 16000? If I was older, I’d buy it. My house costed like 30k when we bought it ans it’s only like 1 storyb
The home is priced at $457k and with an FHA loan you only need 3.5% down which 16k. With this particular home the seller was covering the buyers closing costs.

Blue heron is a local homebuilder in Las Vegas. I don’t believe that they build anywhere else. At least that I’m aware of.

Even with 20% down, $19K per month will not cover piti payment on a $4.5 mil house though. What am I missing?
It doesn’t work with 20% down. This investment is for someone that puts 70% or more down but, ideally for a cash investment.

As long as the investor keeps buying for rental income then the rents will keep going up, how good to wait for the housing price to drop? Plus the inflammation will not going down to cause the living more expensive expenses. Buy now!
Does this include new builds? Cause there’s a lot being built.
The homebuilders were offering significant price reductions in January and February and have started to taper off as soon as we hit end of March beginning of April. KB home is a predominant builder in Las Vegas and they were offering a $20,000 design center credit but that only lasted during the first quarter of the year. Now they are only offering to pay the transfer tax which is about $2500, and 3% towards your closing costs. If you use their lender. Are the best deals we are finding right now are the builders of standing inventory. That’s where we have the most leverage.
